Variance Board Meeting <br />Minutes – Wednesday, June 7, 2006 <br />Page 2 <br />be difficult for the applicant to achieve compliance with the 30% impervious coverage <br />restrictions on this lot without a variance. <br />The applicant was not available for comment at the meeting. <br />Public Comment <br />No one appeared for or against. <br />For the record, staff advised that written comment had been received from the <br />property owner at 1115 Shryer (parcel immediately south of the applicant) speaking <br />in support of the proposed variance. <br />Chair Bakeman closed the Public Hearing. <br />Member Doherty made a motion, seconded by Member Bakeman, to approve a <br />resolution approving an 800 square foot variance to City Code, Section <br />1004.01A(6), for Constance Briol, 2025 Lexington Avenue, to allow the <br />reduction of the overall impervious surface area to approximately 3,400 square <br />feet; based on the comments and findings of Section 5 and the conditions of <br />Section 6 of the project report dated June 7, 2006; amended to include a <br />condition making the variance null and void if a building permit was not <br />applied for within a timely manner, as prescribed at staff discretion. <br />Ayes: 3 <br />Nays: 0 <br />Abstain: 0 <br />Motion carried. <br /> b. PLANNING FILE 3762 <br />VARIANCE to Section <br />Request by Matthew Marshall, 1505 Lydia Avenue, for a <br />1004.016 (Residential Dimensional Requirements – Rear Yard Setback) <br />to allow <br />the construction of a living area addition on to the rear (north) of the home. <br />Chair Bakeman opened the Pubic Hearing. <br />Associate Planner Lloyd reviewed the request of Mr. Marshall for a variance to allow <br />the construction of a living area addition on to the rear (north side) of the home.
