<br />Variance Board Meeting <br />City Council Chambers, 2660 Civic Center Drive <br />Minutes - Wednesday, December 6, 2006 <br />1. Call to Order <br />Chair Mary Hawker Bakeman called to order the Variance Board meeting at 5:04 p.m. and reviewed <br />the role and purpose of the Variance Board. <br />2. Roll Call & Introductions <br />City Planner Thomas Paschke called the Roll. <br />Members Present: Commissioners Jim Doherty and Dan Boerigter; and Chair Mary Hawker <br />Bakeman. <br />Staff present: Community Development Director John Stark; City Planner Thomas Paschke; <br />Associate Planner Bryan Lloyd; and Recording Secretary, Sheila Stowell. <br />3. Approval of Minutes <br />MOTION <br />Member Doherty moved, seconded by Member Boerigter, to approve meeting minutes of <br />November 1, 2006 as presented. <br />Ayes: 3 <br />Nays: 0 <br />Motion carried. <br /> Public Comment <br />No one appeared to speak on any non-agenda items. <br />4. Public Hearings <br /> a. PLANNING FILE 3798 <br />VARIANCE to Roseville City Code, <br />Request by Patricia Maylone, 699 Belmont Lane for a <br />§1004.016 (Residential Dimensional Requirements) <br />to allow an attached garage <br />encroachment into the required front yard setback. <br />Chair Bakeman opened the Public Hearing for Planning File 3798. <br />Associate Planner Bryan Lloyd reviewed the request of Ms. Maylone for a variance to allow <br />the expansion of the principal structure (i.e., attached garage) toward the front property line <br />to increase the amount of living area and enclosed storage for vehicles and yard-care <br />equipment. Mr. Lloyd noted that the proposed addition would extend to approximately eleven <br />feet (11’) from the front property line. <br />Staff recommended approval of the requested Variance, based on comments and findings <br />outlined in Section 5, and the conditions of Section 6 of the project report dated December 6, <br />2006. <br />Mr. Lloyd noted that, in 1984, a minor variance was granted to a nearby property (669 <br />Belmont Lane) to allow the attached garage to extend to within seventeen feet (17’) of the <br />property line in order to accomplish a similar goal of increasing enclosed parking. Mr. Lloyd <br />further noted that the lot was created in 1955 with an area of approximately 10,900 square <br />feet, smaller than current City Code for a corner lot. <br /> <br />
