Roseville Public Works, Environment and
Transportation Commission

Agenda Item

Date: October 23, 2007

Item No: 7

Item Description: Har Mar PUD Amendments

HarMar has submitted to the City two PUD amendment applications. The first application will
be brought to the November Planning Commission meeting and consists of the redevelopment of
the Firestone building located in the northeast corner of the site. The second application will be
brought to the December Plmming Commission meeting and consists of the redevelopment of the
freestanding restaurant south of the Snelling mall access. Attached are copies of the site plans
for these proposals

The aspects of this proposal that require the PUD amendment are the changes to buildings on the
site. An amendment is not necessary for a change in a permitted use internal to the Mall.
However, for information purposes, the overall site plan show areas in the mall where a change
in permitted use is expected.

Staff is reviewing these applications for consistency with Public Works, Environment, and
Transportation City Codes. Some items of interest:

. Drainage: The applicant is providing underground infiltration facilities to address the water
quality and quantity requirements of the City and Rice Creek Watershed District. A RCWD
permit is required for these improvements.
. Traffic: The applicant has completed a traffic study for the entire site. This has been
reviewed on the City's behalf by SRF Consulting A copy of the traffic study is attached.

Recommended Action:
Provide comments on the proposed PUD amendment applications.
