The current <br />development plan submitted for the Concept PUD is shown in Figure 1. We understand the <br />intention is to complete full implementation of this development plan by 2008. Relative to <br />existing conditions at the Hal' Mar Shopping Center, the proposed plan involves changes to <br />several land uses within the development and a possible future traffic change. <br /> <br />Referring to specific tenant spaces shown in Figure 1, the proposed use changes are as follows: <br /> <br />. Space 20 - proposed general retail use with 41,611 square feet floor area. This use will <br />replace a fOlmer Northwestern Bookstore with 13,800 square feet and a TJ Maxx Store <br />with 24,211 square feet. <br />. Spaces 41 and 42 - proposed general retail use with 44,282 square feet. This use will <br />replace a former multiplex theater, which had a total of eight screens. <br />. Space 66 - proposed sit-down restaurant with 11,217 square feet. This use will replace <br />an existing TCF Bank, which has a total of 11,217 square feet. <br />· Space 81 A,B,C. This space presently is shown to be occupied by a 3,300 square foot sit- <br />down restaurant and two 1,650 square foot service retail uses. These uses will replace an <br />existing Firestone Auto Service store of 6,788 square feet. <br />· Space 82 - proposed sit-down restaurant of 5,796 square feet. This use will replace a <br />former restaurant use of the same size. <br /> <br />The plan shown in Figure 1 shows closure of the existing right turn in and out only access on <br />County Road B about 300 feet east of Snelling A venue. It is important to note this access <br />closure is not part of the current concept plan PUD, but is a change that may be considered in the <br />future. To address a possible "worst case" scenario, analyses presented in this report for the <br />2009 build scenario account for closure of this right turn access. <br />
