549 ~ 101.7.23: SUBDIVISION/PLATTING PROVISIONS: <br />550 A. Land Suitability: Each lot created through subdivision, including planned unit developments <br />551 ~ authorized under Chapter 1008 of this Title and Section -1101.7.24 of this Chapter, shall <br />552 be suitable for the proposed use as defined by the suitability analysis. Suitability analysis <br />553 shall consider susceptibility to flooding, existence of wetlands, soil and rock formations with <br />554 ~ severe limitations for development, severe erosion potential, steep topography, availability <br />555 of City sewer and water, near-shore aquatic conditions unsuitable for water-based recreation, <br />556 important fish and wildlife habitat, presence of significant historic sites, or any other feature <br />557 ~ of the natural land likely to be harmful to the health, safety, or welfare of future residents of <br />558 the proposed subdivision or of the community. <br />559 B. Consistency With Other Controls: Subdivisions shall conform to all official controls of this <br />560 community. A subdivision shall not be approved where a later variance from one or more <br />561 standards in official controls would be needed to use the lots for their intended purpose. <br />562 Each lot shall meet the minimum lot size and dimensional requirements of Sections <br />563 I -1-41-1-~i101.7.14 through ~€i1017.16. <br />564 ~ ~-X101.7.24: PLANNED UNIT DEVELOPMENT REQUIREMENTS: <br />565 G. Maintenance and Administration Requirements: Before final approval of a planned unit <br />566 development, adequate provisions shall be developed for preservation and maintenance in <br />567 perpetuity of open spaces and for the continued existence and functioning of the <br />568. development. <br />569 5. Centralization and Design of Facilities: Centralization and design of facilities and <br />570 structures shall be done according to the following standards: <br />571 b. Dwelling units or building sites shall be clustered into one or more groups and located <br />572 on suitable areas of the site. They shall be designed and located to meet or exceed the <br />573 following dimensional standard for the relevant shoreland classification: setback from the <br />574 ordinary high water level, elevation above the surface water features, and maximum <br />575 height. Setbacks from the ordinary high water level shall be in accordance with <br />576 ~ subsection -1-{)~1 {)l 7.14B1 of this Chapter for developments with density increases; <br />577 f. Water-oriented accessory structures and facilities maybe allowed if they meet or <br />578 I exceed design standards contained in Section -1A1-6101.7.15 of this Chapter and are <br />579 centralized. (Ord. 1156, 12-12-94) <br />580 ~ 101.7.25: GRADING, FILLING AND LAND ALTERATION: <br />581 B. Applications For Permits, Additional Information: All applications for permits for grading <br />582 and filling activities or land disturbances within the overlay district resulting in more than <br />583 10,000 square feet of exposed soil shall be accompanied by plans, specifications, and <br />584 ~ completion schedules in conformance with Chapter X101.8: Erosion and Sedimentation <br />585 Control Ordinance. Building Permits, Special Provisions: All building permits involving any excavation, fill or <br />587 grading shall contain special provisions that specify; <br />588 1. That the permittee is responsible for the cleanup and any damages resulting from soil <br />589 eroded from the building site onto public streets, into the storm sewer system and onto any <br />590 ~ adjoining private property as required in Chapter ~0~1{)18: Erosion and Sedimentation <br />591 Control Ordinance; and <br />592 (Ord. 1342, 11-13-2006) <br />593 2. That the permittee shall install and maintain erosion control as required in Chapter <br />25 <br />
