Ali ~l~ ~ <br />~'~ <br />9.1 Building Placement -Hotel: The final placement of the hotel shall be contained <br />within the identified "development rectangle" (as depicted on site development <br />plan; Exhibit C) established in the following location: <br />NORTHERLY DISTANCE: <br />100 feet from the property line to hotel and 78 feet to entry canopy <br />SOUTHERLY DISTANCE: <br />5 feet from the south property line adjacent to Twin Lakes Parkway <br />EASTERLY DISTANCE: <br />250 feet from the east property line adjacent to Mount Ridge Road <br />WESTERLY DISTANCE: <br />10 feet from the west property line adjacent to Cleveland Avenue <br />9.2 Building Setbacks -Hotel: Although flexibility has been granted to the final <br />placement of the hotel the following maximum setbacks shall apply: <br />SOUTHERLY SETBACK: <br />15 feet from the south property line adjacent to Twin Lakes Parkway <br />WESTERLY SETBACK: <br />35 feet from the west property line adjacent to Cleveland Avenue <br />9.3 Off-Street Parking Lot Setbacks: The minimum setback from property line for <br />any redesigned/configured parking area shall be consistent with Section 1005.01 <br />of the Roseville City Code and/or as follows: <br />NORTHERLY SETBACK: <br />ZERO feet from the north property line <br />SOUTHERLY SETBACK: <br />16 feet from the property line adjacent to Twin Lakes Parkway <br />EASTERLY SETBACK: <br />106 feet from the property line adjacent to Mount Ridge Road <br />WESTERLY SETBACK: <br />31 feet from the property line adjacent to Cleveland Avenue <br />9.4 Building Height & Building Material: The hotel shall have varying wall and/or <br />roof heights and shall not exceed 70 feet in height. Building materials shall be <br />comprised of a mix of brick, stone, and EFIS, similar to the materials depicted on <br />the elevation plans submitted (Exhibit I). <br />
