9.5 Building Design Enhancements. The southwest entrance into the hotel shall be <br />upgraded to provide abetter/greater pedestrian presence along Twin Lakes <br />Parkway. The addition of a larger paved area and/or incorporating a small entry <br />canopy similar to that at the main entry is acceptable. <br />9.6 Site Amenities. The use of boulder rock is prohibited for the purpose of a <br />necessary and/or decorative retaining wall. Should the City Engineer determine <br />after review of the Twin Lakes Parkway/Mount Ridge Road final design the a <br />retaining wall is necessary on the site due to grading issues a final design shall be <br />submitted to the CITY for review and approval. The retaining wall shall be <br />comprised of field stone or similar material/product and shall not be located <br />within the public easement. A revised or separate landscape plan providing <br />enhanced landscaping along the southern boundary of the parcel, between the <br />hotel and publicright-of--way, shall be submitted to the City for review and <br />approval. <br />OVERALL DEVELOPMENT CONDITIONS: <br />9.7 Development Review Committee (DRC). The plans submitted for a building <br />permit pertaining to this redevelopment shall be reviewed by the DRC for <br />consistency with this AGREEMENT as well as other applicable City Code <br />requirements, prior to the issuance of a building permit. <br />9.8 Mitigation of Impacts. The CITY and DEVELOPER agree that there are <br />potential impacts created with the hotel redevelopment. Therefore, the following <br />mitigation techniques shall be applied to each of the phases: <br />a. HVAC Units. All HVAC, mechanical, and energy support system <br />structures shall be wall mounted variety for each room/unit and/or within a <br />separate mechanical room. Single or multiple roof top units are <br />permissible and shall be screened from view. For the purpose of this PUD <br />AGREEMENT roof top screening shall consist of integral wall extensions. <br />Ground placed units shall also be permissible; must be located between <br />the hotel and pool structure (courtyard area); and shall be 100% screened <br />from view. For the purpose of this PUD AGREEMENT ground unit <br />screening shall consist a mixture of deciduous and coniferous landscaping. <br />b. Trash Handling. Trash handling equipment (trash and recycling <br />dumpsters and/or compactors) shall be located along the east side of the <br />hotel building and adjacent to the easterly parking lot. Said enclosure <br />shall include a roof and its walls be constructed of similar materials to that <br />of the hotel. <br />c. Off-Street Parking. Off-street parking areas shall include hard surfacing <br />(bituminous), concrete perimeter curbing, and a drainage plan. <br />
