Consider Request for Rezoning and Final Planned Unit Development Ap- <br />proval for Presbyterian Homes to expand their Office Building at 2845 Ham- <br />line Avenue (PF08-024) <br />Associate Planner Bryan Lloyd reviewed the request of Presbyterian Homes and <br />Services for REZONING and FINAL PLANNED UNIT DEVELOPMENT <br />(PUD) approval to construct an addition of approximately 27,000 square feet to <br />their existing office building at the corner of Hamline Avenue and Centennial <br />Drive, as detailed in the staff report dated September 15, 2008. Mr. Lloyd noted <br />that building would provide additional corporate office space, formal lobbies, <br />conference rooms, staff resource areas, and space for employee training seminars. <br />Mr. Lloyd reviewed changes to the proposal since General Concept approval, in- <br />cluding reduction in the proposed building size; utilization of the existing brick <br />dumpster enclosure, rather than indoors; retrieval of documentation for an exist- <br />ing parking access easement (Attachment F), making a new easement unneces- <br />sary; reduced sidewalk width from six feet to four feet; and reduced length of the <br />building by approximately twenty feet (20'), resulting in a building setback of 22' <br />from the southern side property line, negating the need to record documents re- <br />lated to the side property line for the office and adjacent shopping center proper- <br />ties. <br />
