We will share our recent accomplishments and we hope to <br />establish a partnership with the city to realize common goals. The HIA program <br />compliments the goals in Ro seville's 2030 Comprehensive Plan, specifically, Section 6 <br />(Housing & Neighborhoods). An HIA for Westwood would help sustain existing homes for the <br />future and create a strong, desirable and livable neighborhood. <br />Westwood Village has taken the following steps, to ensure that we don't face situations <br />like this in the future: <br />1. we hired a professional reserve study company (RDA) to develop a long-term financial <br />plan for adequate reserves to meet all obligations. The RDA study indicated an increase <br />in dues was needed to properly fund our reserves to meet future obligations. The first <br />week in August we announced that increase to the owners. <br />2. We've completed a full financial audit. <br />3. We hired a professional project manager specializing in construction to help us with <br />all the technical aspects of this project so we do it right! <br />4. We amended our governing documents and we are now ruled by current state statutes <br />(MCIOA) As part of that process we revised the division of costs for siding projects. <br />Historically, assessments were split evenly between all 47 owners. In the case of siding, <br />that is not a fair approach. We held meetings and everyone had a chance to share their <br />point of view. Five owners (from the smallest units) hired an attorney to state their <br />case; that they shouldn't have to help pay for siding on larger units.
