9. That a permit be obtained from Rice Creek Watershed <br />District for the drainage plan. <br />10. That the final p�ans fpr the 36-unit future phase of senior <br />housing in the narthwest corner of the site b� designed <br />essentially as shown on the PU� site plan. This means that <br />the use will be for senior housing with some assisted care <br />provided, that there will be adequate parking in �he <br />location shQwn� tha� the building w�11 be ane stary and <br />essentially of the size and lacatian shown, and that the <br />design and architecturai character of the building be <br />campa�ibl� with the other two new bui�dings. Compliance <br />with these issues shall be determin�d by the City <br />Development Review Cammittee. If the Development Review <br />Committee believes that the design does not fit within these <br />guidelines� this portian of the project wiil be ref�rred to <br />the Planning Commission and City Council for an amendment to <br />the PUD. <br />11. That the final plan� far the future Coliege B�iZding in the <br />northeas� corner of the site be designed essentially as <br />shown vn the PUD site plan. This means tha� the use wi11 be <br />for college-related functions for Northwestern College, <br />which migh� �nclude classrooms, fac�ity and adm�nistrative <br />offices, adult education, radio studio (but not a tower ar <br />antenna}, student serv�ces, ar similar �ses. Tt means that <br />there will be adequaie parking for the uses a� szte above <br />and beyond the parking needed for �he adjacent student <br />housing. �f this parking is provided in a parking deck or <br />ramp, the structure wiil meet a�l applicable setbacks and <br />wiZl be constructed of high �uality materials compatible <br />with the design of the other buildings in the PUD, and will <br />be adequately landscaped on all sides, especially toward <br />Sne�ling Avenue. Compliance with tYiese issues sha�i be <br />determined by the City Develop�ent Review Cammittee. If the <br />pevelopment Review Cornmittee believes that the desig� does <br />not fit within these guidelines, this portian af the <br />project will be referred ta the Planning Commission an� City <br />Council for an amendm�nt to the PUD, <br />12. That ownership of the Simpson parcel be iinalized before any <br />final approvals are given for the PUD that might a�fec� that <br />property. A plan for in�erim use of the parcel should be <br />deve�aped and reviawEd by staff. <br />13. That as much veqetation as possible along the creek be leffi <br />intact. <br />
