EXHlBIT C TO R�TAIL LEASE <br />RULES AiVD R�GULATfONS <br />This ExF�ibit C is heref�y incorporated into, mad� a part of, anc! is subject to, that certain <br />�ease attached herewith (the "�ease"}. <br />SECTlON C- 1. Controi of Common Areas. �he siclewall<s, halls, passages, exits, and <br />entrances, af the Shop{�rng Cer�ter shall nat be abstructed by Tenant or used f�y it for any <br />purpase other than for ingress ta and egress from the Premises. The halls, passages, exits, <br />and entrances are far the use of the general pub�ic, and �andlord sf�all in all cases retain the <br />right to control and prever�t access ther-eto of alf persons whose presence in the sole <br />judgment of Landlord would be prejudicial ta the sa�ety, character, reputatian and interests <br />o� the SF�o��ing Cent�r, except in ar�as that Landlorc� may clesignate as "Comman Areas" <br />from tirrte to time. <br />SECTION C- 2. Winclows. No awning, canapy or other projection of any kind over or aro�nd <br />the wirrdows or entrances of tf7e Premises s}�ai! be i��stalfed by Tenant, and only such wir�dow <br />coverings as are a�proved by Lancllorc� shal� be used in the �remises. <br />SECifON C- 3. Coa€<ing� Lodqina- The Premises shall nat be used for fodging or sleeping, <br />and unless ancillary to a restaurant or other food ser�ice use specifical�y aut�rorized in th� <br />Lease, no cookir�g shall be dane or permittec! by Tenar�t on the Pr�mises, except that the <br />preparation of caffee, tea, hot cE�ocoiate and sir�ii�ar items for Tenant and its employees <br />shall be permitted. <br />SECTION C- 4. Janitorial lNarl<. Ail janitorial worl< for the Premises sha�l be paid for by <br />Tenant. Any person or persons employed by Tenar�t to do janitorial work shall be s�bject <br />to and �nder the control of Landlard or Landlord's agent while in the Shopping C�nter and <br />the Premises. <br />SEC710N C- 5. Kevs• Landlord will furnish Tenar�t with two (2} I<eys to rhe Premises, free of <br />charge. Tenar�t, upon �he termination of t�e Lease, shafl deli�er to Landlord all k�ys to <br />doors in the Shopping Center and the PremiSes. <br />SECTI01� C- 6. Hazardous Materials. Tenant shall not use ar k�ep in the Premises ar ir� the <br />Shoppir�g Ce�ter any I<erosene, gasoline ar flammabl� or cam�usti4�le fluid or r�-Eaterials or <br />use arry method of �eating or air conclitioning other than that supplied !�y Landlord.
