<br />antenna or other Cype of sending or receivang appara�us, sign, display, aecoration,
<br />color change, shrubbery, material topographical or landscaping change, ndr �ny
<br />other exterior irr�provements to or alteration of any Dwelling or any other part of a
<br />Unit whicli afFects fhe Common �lem.ents ar another Unit, or w�ch is visible
<br />fro� the exterior of the Dwel�.ing {collectively referred to as "al�erations"}, shall
<br />be commenced; ereeted or maintained, unless and until the pIans and
<br />specificatrons showing the nat�e, kind, shape, height, color, rnaterials and
<br />locations of the alterations shall hav� been approved in writing by fhe Board or a
<br />comm�ftee appointed by it:
<br />$.1.2 The Board znay appoint, supervise and dises�blish an architectural
<br />committe�, and specifcally delegate to it part or ai� of the fiuictions which the
<br />Board exercises �nder this Section 8, in which case the references to the boarci
<br />sha11 refer to �-ie architectural carnmittee where appropriate. The �.rchitectural.

<br />8.1.3 The Board sha.l� establish the criteria iar approval of al�erations,

<br />8.1.3.2 comparable or better quality of mate�-ials as used in existing
<br />improvements on the 1'roperty,
<br />8.1,3.3 ease af maint�nance and repair,
<br />8.1.3.4 adequate protection of the Property, tlie Associa�ion,
<br />Owners and Occttpants frarn liabilify and %iens arising ou.t of the proposed
<br />alterations,
<br />8.1.3.5 substantial preservation af other Ow�ers' sight lines, if
<br />material, at�d
<br />8.13.6 comp�iance with governmental laws, codes and regulations.
<br />The Board, or the appointec� architectural comrnittee if so authorized by
<br />the Board, in its sole discxetion, rnay imgose standards for design,
<br />�ppearar�ce, construction, or development which are greater or more
<br />stringent than standards prescribed by the G�overning I7ocuments, or by
<br />building; zoning, or other governmentaL laws, codes, ar reg�xlations;
