Attachment D <br />�� <br />����������r ���. <br />Our proposed development plan includes remo�ing the exis#ing 4,p00SF TCF Bank building and <br />driv�-thru in order ta complete the redevelopment of the site as a new approximately 11,877SF single <br />story,. comm�rcia! building.. The adjacent residence at 1126 Sandhurst is being acquired in order to <br />pro�ide sufficient parking for the project. <br />�"he facation of the building is primarily driven by the surrounding residential community. We are <br />keen t.o support a complete suburban community. In order to do this, the building rests farthest fram #he <br />neighboring houses on Sandhurst, at the SE lot line. This was r�quested by the neigh.bars attertding the <br />Cammunity 4pen House. Parking rerr�ains behind the building, at the north end of the parcel. Our intent <br />is to promote safe and pleasant conditions fior all in the neighborhood, including: matorists, bicyclists, <br />pedestrians, and resider►ts. <br />Vlle presented aur initia! Site Plan for cons�deration on March 23`d, and completed a Wock <br />Session with Council Members on Aprif 20th. As a result of our discussions wi#h Counci! Members and to <br />summarize the revisio�s since our inifial plans, we su�rriit t:he final Site Pian and Submittals. I should <br />note the following major updates fram fhe original submittals: <br />First, we propose a curved wall for the SE carner of the buiEding. This re�ision afiows us <br />to keep the building structure away from the 40`�isibility triangle while also enhancing the <br />atfractiveness of the building at the intersection of County Road B and Lexington Ave. <br />Th� curved wall reflects additional ezpense, but. we agree with Council and feel it is an <br />appropriate enhancement based on the building size to address both aesthetics and <br />�isibiliiy triangle comments. <br />Further, we slid the building to the north. in order ta pro�id� a wider setback along Co. Rd. <br />B. This setback fs now 7'-1" {compared to 0' in our ariginal plan). By sliding #he buifding <br />no�th to provid� a wider setback afong Co. Rd. B; the setback be#ween some of the <br />parking spaces an.d the property lirte aJong 5andhurst. is now 0' {campared to 7'-6 112" in <br />the last plan we presented to th�: City). Landscaping will still be provided and mainiained <br />by us, we note hawever that it is n�w within the righf-af-way. Finally, by sliding the <br />building north to provide a wider setback along Co. Rd �., �he building s�tback along <br />Lexington Av�. is now 4'-0" (compared ta 10'-D" in the last plan we presentec} to the Ciiy). <br />We updated the Site Plan to reflect landscaping for the entir� site, rather than noiing this <br />as an additional attachment to our submi#tal. We added trees and shru�s specifical.ly <br />Eacated betwe�n th� parking lot and the privacy fence that runs north-south. The i.ntent of <br />this landscaping is ta p�o�ide an even more effective bufFer between our si�e and the <br />house immedia.tely to west. Snaw storage wifl now fake place in th� landscape area <br />ad�acent to the south side of fi�e parking lot. <br />We further updated the Sife Plan io enlarge the parking lot islands to accammodate an <br />addi#ional two trees in each islar�d. The larger islands allow the larger trees to grow fo <br />maturity. We presen.t larger isla�ds r�ther than additional islands, because t�ere is a <br />great like�ihoad of plant survi�al Comments fram Council Member lhlan and Pust were <br />�aluable, and we concur iha.t Earger green space within the parking lot is appropriate. <br />The islands reduced total parking at the site to 48 spaces. <br />
