Dep�ar�ent Approval: <br />�er <br />REQUEST FOR COUNCIL ACTION <br />DATE: 6/29/2009 <br />ITEM NO: 12.g <br />City Manager Approval: <br />� / <br />Item Description: Request by Wellington Management approval of a rezoning of 1126 <br />Sandhurst Drive and 2167 Lexington Avenue to Planned Unit <br />Development from Single Family Residence District and General <br />Susiness District, respectively, and approval of a Planned Unit <br />Development Agreement and Final Planned Unit Development to <br />allow the construction of a multi-tenant commercial office property <br />(PF09-003) <br />1.O REQUESTED ACTION <br />Wellington Management seeks xEZONiNG of the northwest quadrant of the intersection of <br />County Road S and Lexington Avenue and the approval of a PLANNED UNIT <br />DEVELOPMENT AGREEMENT and FINAL PLANNED UNIT DEVELOPMENT for a proposed <br />redevelopment which would replace the existing TCF bank structures at 2167 Lexington <br />Avenue and the adjacent single-family residence at 1126 Sandhurst Drive with an <br />11,900-square-foot commercial office building and parking area. <br />Project Review History <br />• General Concept Plan approved: May 11, 2009 <br />• Final application submitted and determined complete: June 8, 2009 <br />• Sixty-day review deadline: August 7, 2009 <br />• Project report prepared: June 24, 2009 <br />• Anticipated City Council action: June 29, 2009 <br />2.O SUMMARY OF RECOMMENDATION <br />Planning Division staff recommends approving the requested REZONiNG, PLANNED UNIT <br />DEVELOPMENT AGREEMENT, 1rid FINAL PLANNED UNIT DEVELOPMENT; see Section 7 of <br />this report for the detailed recommendation. <br />3.O SUMMARY OF SUGGESTED ACTION <br />3.1 Adopt an ordinance REZONiNG 1126 Sandhurst Drive and 2167 Lexington Avenue to <br />Planned Unit Development from Single Family Residence District and General Susiness <br />District, respectively; see Section 7 of this report for details. <br />3.2 Sy motion, approve the PLANNED UNIT DEVELOPMENT AGREEMENT pertaining to the <br />redevelopment and future zoning of 1126 Sandhurst Drive and 2167 Lexington Avenue; <br />see Section 7 of this report details. <br />PF09-003 RCA 062909.doc <br />Page 1 of 4 <br />
