Tk�e AUAR coniains an expiicii mitigation plan which identifies a number o� <br />publie infrastructure irnprQVements necessary to miti�a�e er�vironrnental im�acts of t�e redevelop�z�zent Q� <br />this area. Since th�re is not a�asier developear a,nd t�ae City as RGU �as �ade a caz�:��ztment 1:�at #hese <br />improvezz��nts will occtzz', staff £eels that we need to develo� a plan ta implement and finance these <br />�znprovements. <br />To accomplish �his, City Staf f is requestin� ihe assistar�ce of �RF Consul�ing Group to cozx�plete <br />preliminary engineering and ca�t estiacx�aies �or the infrastructuz-e irrz�ravez�ents z�ecessary to support the <br />prajecied �tztt�re grawt� in the Tw�n Lakes Redevelopment Area over the next 23 years. SRF has <br />szgnif cant background information and experience havir�g rnodeled this area for the AUAR u�pdate. <br />Tt�ere are S ty�es of public infrastructure ir�aparove�aents t�at need to be z�aple�:aented. These are; public <br />traa�sportation, tecl�z�alagy condu�ts, water�nain, sanitary sewer, and storzn se'wer improvements. <br />The purpnse of the cos� allocation analysis is to alloca�e futuare public izxaprove�aent costs xelated ta fizll <br />build conditions (year 2030} of the Twin Lakes Business Park AUAR area to the appropriate exzsti�g <br />ar�d future redeveloprnent/ ctevelop�xaents. T�e ax�alysis wau�c� inc�ude t�e �allowi;� nents: <br />• Coz�tparehe�sive list a�f infrastruc�ure im�rqr�etnents for th� Twin Lakes F3 ' ess Parl�. <br />.
