Ti�e ordinance amendmeni �eightezaed <br />the requzremen�s £or 24 hour uses within 300 feet of residentially zaned pro�erty. The <br />January 2Q40 arnendment also established each �C szte arzd its existi�g site as a <br />PLANNED UNIT DEVELOPMENT. <br />8 4.2 Specifically, § I0�6.01 (Establislunent) reads: The SC District, as esialrlished herein, rs <br />9 designed to provide for retail saZes and service facilities that have integr^ated designs or <br />10 units vvithin an averall plcrn showing all existing buildings and site impYOVernent.s on the <br />11 site as of January I, 200D, or as afnended and approved by the City thereafter. Because <br />12 this district generates hfgh traffic volutnes, the district is no�mally located adjacent to <br />13 and is vzsible fYOm fede�al andlor state highways, ar from caunty raads. The PIanning Division �as cancluded <br />that a change i� an outiot's lacaf�on and a proposed new structure is a Major Amendment <br />to the PUD as defined iz� §1008 of the Roseville City Code, thus rec�uiring consideraiion <br />and public hearing before the Planning Commission anct app:ravai by the City Council as <br />per the �'ollowing requirement: <br />a. �1406, OSA1 (Dimensional Requirements): l. Independent outlying lats within an <br />S C zone shall comply t�vith the City approved Shopping CenteN Masier Plan <br />andlar Planned Unit Develop�nent. If neither exists, the B-3 zaning dist�ict <br />requirements for freestanding buildings sl�all apply. If the owner or developer <br />wishes ta vary fi�o�n the dinzensional requirements herein, the developer o� awner <br />may submit a setbacl� plan whe�ein design canditions or other conside�ations <br />indicate an aanendment to the master pZan or Planned Unit Develop�nent. The <br />city, in its sole dascretion, may dete�^mine tivheth�Y the amendment to the master <br />plctn �� planned unit developnaent is appropriate.
