When these services were last bid in 2005, the specifications included <br />]� language that this contract could be extended by mutual agreement for an additional two years at <br />] 9 the conclusion of the initial contract period. �az'sdez� Janitorial Services, the current provider of <br />?� these services for certain city facilities, has indicated a desire to extend their contract an <br />� l additional two years at an increase of no more than four (4) percent per year of the current <br />�� <br />�� <br />�� <br />�� <br />�6 <br />�? <br />�, �i <br />�� <br />contract rate. <br />The specifications require service at City Hall, Fire Station I, Harriet Alexander Nature Center, <br />Skating Center, and the License Center. The current cost for Janitorial services at these facilities <br />is $8,594.57 per month. The city receives 80 hours per week of services under the contract. <br />Greenview Inc. provides additional cleaning staff for the Maintenance Facility and at the Skating <br />Center. They do not have the capacity to add additional hours to their contract. <br />�� We have had good service from �arsc�en staff over the past two years. They have been <br />� 1 consistentwith their schedule and responsive to our needs. �arsden has indicated they could <br />3� provide additional service at this unit pricing if additional services are requested by the city. <br />;� � <br />3� <br />�� <br />36 <br />3� <br />3S <br />'r�i� <br />�f1 <br />�l <br />�� <br />�_� <br />� <br />�� <br />�� <br />Janitorial services have been contracted for a number of years for City Hall, Fire Station I, and <br />the License Center. Contract services were expanded to the Skating Center and the Nature <br />Center in 2005. This was done for economy of scale benefit in bidding these services. One FTE <br />Building Maintenance Warker position was eliminated from city staff at that time. The resulting <br />budget impact for janitorial services was a reduction of approximately $25,000 at that time. <br />Janitorial needs have changed in the past two years, as we have seen dramatic increases in the <br />usage of City Center facilities. These buildings serve as the City's community center and are <br />alive with activity both evenings and weekends. This usage requires more cleaning to keep the <br />facilities fresh. The additional needs are stretching the two contract staff to their limits. The <br />Skating Center is especially impacted due to the level of use on weekends for the skating facility, <br />as well as the banquet center. <br />�� Discussion: Janitorial services can be provided utilizing contract services, with in-house staff, or <br />�� a combination of in-house, contract services, and part-time staff. Currently, the city does not <br />�9 employ any full-time janitorial staff. A number of factors need consideration when comparing <br />��i the delivery of these services and evaluating the financial impact. They are as follows: <br />
