all buildings or additions hereafter erected having a gross floor area of ten thousand (10,000) square feet or <br />more which are to be occupied by a use or uses requiring the receipt or distribution of materials or stock by <br />vehicles. One additional space shall be provided for each twenty thousand (20,000) square feet or na.ajor <br />fraction thereof over the original ten thousand (10,000) square feet. No tractor or trailer shall be parked in <br />such space for over seventy-two (72) hours. (10o5.o1F} <br />H. In industrial districts no loading berth for vehicles over two (2) ton capacity shall be closer than one hundred <br />feet (100') to any residence district unless screened by building walls not less than eight feet (8') in height. <br />(1 oos. o1G) <br />1018.06: LOCATION: <br />.�, Accessory off-street parking spaces which are not enclosed may be located in any required yard as specified in <br />the regulations of each zoning district. Enclosed off-street parking spaces shall not be permitted in any <br />required yard except the rear yard. Within the B-1B Districts, there shall be no off-streetparking within fifteen feet (15') from any street right of <br />way nor five feet (5') from any other lot line. (1 oos. 03� <br />{i. In B-4 Districts, parking may occur within ten feet (10') of a side or five feet (5') of a rear lot line. In the case <br />of comer or double frontage lots, the front setbacks shall apply. Exception (1007.DIr�ld): With a combination of permanent year-round screening and <br />landscaping, the parking setback of passenger vehicles (cars and trucks of less than one ton capacity) may be <br />reduced to twenty feet (20') from the front property line. The combination of permanent year-round screening <br />and landscaping may include <br />1. Coniferous trees and street trees as designated in the City Street Tree <br />Master Plan, (1 D�7.o1 d1) <br />2. Shrubs, (I007.O1d2) <br />3. Berms, (1007.OId3) <br />4. Masonry walls or other architectural improvements (no setback variance required), (100�.01d4} <br />5. Sunken parking lot elevations. <br />Any combination of subsection Jl through �� (above), shall provide a minimum permanent year-round <br />height of thirty six inches (36") from the highest point of the parking lot curb, consisting of eighty percent <br />(80%) opaque screening of the parked vehicles as seen from the public right of way. If deciduous material <br />is used, the berm shall be higher and require less in the amount of vegetation. Where landscape materials <br />are proposed, they shall be of such type and size to meet the height and opacity requirements within <br />thirty-six (36) months or less after installation. Traffic visibility shall not be impeded by fencing, <br />structures, plantings or berms within forty feet (40') of an intersection or driveway. (lOD7.01d5} <br />}� .
