Parking of vehicles shall be permitted no closer <br />than five feet (5') to rear lot lines adj oining nonresidential districts. {1007.OIA3c) <br />1018.07: PARKING: LANDSCAPE REQUIREMENTS: <br />�4_ Buffer Zone Between Business and Residence District: Where a business district abuts a residence district, <br />any new developmentshall include a buffer zone. There shall be a protective strip of not less than ten feet <br />(10') in width. This protective strip shall contain no structures, shall not be used for parking, off-streetloading <br />or storage and shall be landscaped. The landscape treatment shall include a compact screen wall or fence but <br />shall not extend within fifteen feet (15') of the street right of way. The planting or fence design must be <br />approved by the City Council as being in harmony with a residential neighborhood and providing sufficient <br />screening of the commercial area. The hedge or fence shall be no less than six (6) nor more than six and o�e- <br />half feet (6 112'} in height. (1005.011) <br />k�. In industrial districts all yard space between the building setback and the street right-of-way line not utilized <br />for parking of vehicles shall be landscaped with grass, trees and other landscape features as may be <br />appropriate. <br />�'_ Landscaping in Parking Area: <br />1. Five percent (5%) of the surface area of the land within a parking area shall be landscaped with grass, <br />shrubbery, trees and/or other approved ground cover. All areas of land other than occupied by building <br />and/or hardstand (parking areas and driveways) shall be landscaped with sod andlor mulch and/ar rock <br />material in planting beds where appropriate. (1010.05J (1010.14} <br />2. Parking lots of fifty (50) or more spaces are required to have one hundred fifty (150) square feet of <br />landscaped islands per twenty-five (25) parking spaces. One overstory or evergreen tree is required for <br />every one hundred fifty (150) square feet of interior landscaped area. The minimum width of landscape <br />islands is six feet (6') and the minimum area is one hundred fifty (150) square feet. <br />3. The minimum number of overstory trees on any given site shall be one overstory tree per fifty feet (50') of <br />parking lot frontage plus trees required for parking lot islands. Other understory trees, shrubs, flowers and <br />ground covers deemed appropriate for a complete quality landscape treatment of the site shall be included <br />in addition to the required minimum of overstory trees.) Berming used to provide required screening of <br />parking lots and other open areas shall have a maximum slope ratio of three to one (3:1). (I010.1 �) <br />4. Front Yard Setbacks: Front yard setbacks shall have a screen that is eighty percent (80%) opaque and a <br />height of two and one-half feet (2 112'). The screen may be: (1010.14�'3} <br />a. Plant materials; <br />b. Wood, concrete, masonry or ornamental iron; or <br />c. A combination of these materials. <br />5. Plant Size: Plant size requirements for landscaping areas shall be as follows: (1010.14E4} <br />a. Deciduous trees shall be at least two and one-half inches (2 112") in diameter <br />as measured four feet (4') from the base at the time of planting. <br />b. Ornamental trees shall be a minimum of two and one-half inches (2 1/2") in <br />diameter as measured four feet (4') from the base <br />c. Evergreen trees must have a minimum height of six feet (6'). <br />d. Evergreen shrubs used for screening purposes shall be at least three feet (3') in height at planting. <br />Evergreen shrubs will have a minimum spread of twenty-four inches (24"). <br />e. Potted shrubs shall be in a five (5) gallon pot or larger. <br />6.
