Single-Family Residential Lot Split Study <br />Traffic <br />■ Even scrubby understory has value in terms of birds, bugs, critters, etc. T o o bad one lot could not have been <br />maintained as"wild". I also expect run-off issues with rain snow to worsen with more homes.. .more impervious <br />surfaces are BAD. Also, I feel bad for the people right neat door. Pd feel screwed if I were them. However, I would not purchase a home within visual proxi.�nity of this <br />subdivision <br />�amilies/Seho4�s <br />' Great location , central far Mpls. and St. Paul; younger families are moving here = more ��ids to grow-up and play <br />together. <br />Fit/Context of Neighborhood <br />All the old smaller homes are being torn down and ugly big homes replacing them. I liked the small town older <br />neighborhood feelingwhen I moved in. Now it's gone! <br />It's a great neighbarhood - except we didn't appreciate the big houses (4) that were built on our dead end. <br />The developer may try to entice more homeowners to sell, to build more developments on the street. 10 McMansians <br />built on 3 3/4 acres -isn't 117i� a bi'� much? <br />Financially I had (and still ha�e) the ability to live in any community I choose. In 1996 I chose to purchase my I-acre <br />lot because of LOCATION. It was Q����`, on a semi-�rivate road, and all of the surrounding neighbors appreciated <br />(and paid for) the luxury of large, quiet lots. Roseville has �e�,areas like the Chatsworti� f Shrye� area. It has been <br />forever damaged and my allegiance to this area had been damaged. I attended all city council meetings to have a voice <br />and address this issue and signed petitions, yet the city council chair railroaded the issue. <br />Habitat/()pern 5paceJTrees <br />]3�t not one of the 952 to 978 homes. We love our long lot with woods and animal life at 928. I would buy in this <br />location if one had such a wond�r�llot size. <br />■ House (lot to build) was chosen for convenience of location and size F� gardening. Might �_{_'-, buy in Roseville if <br />available lot sizes become too small for large gardens. <br />Location <br />■ Convenient location, quiet. <br />Roseville is convenient, established, good schools, good �ublic services (fire, law, etc.), well thought out. <br />Great location - cen:tral for Mpls. and St. Paul; younger faz�rulies are moving here = more kids to grow-up and play <br />together. <br />' Nice neighborhood with great locations. ��awever, I would not purchase a home within visual proximity of this <br />subdivision <br />Property Values <br />Not in the specif'ic location we are at. It ruined our property. <br />Traffic <br />Damn right I would! Roseville, especially this little nook, is a great place. Even in a soft market, people snatch up <br />homes here quickly.
