L <br />� 2.0 <br />_ 2.1 <br />� 3.0 <br />3.1 <br />l0 <br />i� 4.0 <br />Brad Peterson seeks reaffirmation of the 2006 City Council approval of a MINOR <br />SUBDIVISION (�.�., LOT LINE RECOMBINATION) for his property at 1907 Gluek <br />Lane. <br />SUMMARY OF STAFF RECOMMENDATION <br />The Planning Division recommends reaffirmation of the approved LOT I_,iNF, <br />RECOMBINATION for Brad Peterson. <br />SUMMARY OF SUGGESTED CITY COUNCIL ACTION <br />PASS A MOTION reaffirming the 2006 approval of the LOT LINE RECOMBINATION <br />(see Section 7 for detailed action). <br />BACKGROUND <br />1? 4.1 On November 13,2000, Brad Peterson (1907 Gluek Lane) received unanimous City <br />�� Council approval to split his large residential lot into two parcels. "Parcel A" included the <br />'�� home and was 185 feet in width and had an area of about 39,190 square feet. "Parcei B", <br />I� the vacant, developable parcel addressed as 1903 Gluek Lane, was 100 feet in width, and <br />��� had an area of 21,320 square feet. <br />�; <br />I� <br />�� <br />:� �.; <br />2� <br />�� <br />� <br />4.2 Subsequently, on July 24,2006, the City Council voted 4-0 to approve another minor <br />subdivision to realign the shared property boundary between Parcels A and B. The result <br />of this recoz�abx�ation was to reduce the width and area of Parcel A to 165 feet and about <br />34,930 square feet, res�ectively. Parcel B was correspondingly enlarged to 120 feet in <br />width and about 25,580 square feet in lot area. The City Code requires single-family <br />residential properties to be 85 feet wide and have an area of 11,000 square feet; both of <br />these parcels far exceed the minimum requirements. <br />W�' 43 Pursuant to the 2006 recombination approval, building permits were issued for the <br />?� construction of a new house on the 1903 Gluek Lane property, which the Petersons plan <br />" to live in upon its (fast approaching) completion.
