2.1 Minimum dimensians of a single fami�y lot in an area uilaffected by lake shore <br />regulations sha11 be 85 feet in width and 11,000 square feet in area UNLESS the <br />average dimensions of single family residential lots within 500 feet of tliat <br />propased lot exceeds l OQ feet in width and 13,000 sq. feet in area — in which <br />case the minimum width of said lot shall be 100 feet anc� minimum lo� ar�a shall <br />be 13,d00 in area; <br />Z.2 Front yard lot lines must be predominantly (i.�. $0% or greater) perpendicular to <br />the street on which it frants — or, in the case where a lot is fronted nn a curv�d <br />street, must be a predomi�ian�ly straight line. <br />2.3 All single family parc�ls created as a result of any �ot split must be served by an <br />existing public str�et ar, in the absence thereof, be condi�ianed upon the <br />aspprovai af a Public Improvements Agreement to crea�e a pul�lic street. <br />SECTION 3. Duratian of Moratorium. This moratori�m slsall cammence from and on <br />the effective date o� this ardinance and shall continue for a period not �o exceed nineiy <br />{90) days from the effective date of the ordinance. <br />SECTION 4. Review of Subdivisian Re�ulatians. The Roseville City Council hereby <br />undertakes a study regarding the future farm of zoning and/or subdivision regulations that <br />shou�d exis� in the City of Roseville, for purposes of advancing public health, safety and <br />welfare; and shall forward to the City Council, upon completion af such studies, any <br />findings andlor propasals concerning pz�oposed amendments to the afficial con�rols <br />and/or subdivisian regulations of the City of Roseville that are consistent wrth thc <br />Roseville Comprehensive Plan and the Metropolitan Council System Stat�mcnt far the <br />City of Roseville. <br />SECTION S. Enforcemen�. The City of Roseville may en�'orce any provision of ��is <br />ordinance by any and all means authorized by City Code ar applicable �tate Statute. <br />SECTION 6. Seperability. Every section, provision, or part o�this ordinance is <br />d�clared separable from �very ather section, provision flr part af this ordinance. If any <br />section, provision, or part oithis ordinance is adjudged ta lae invalid by a eourt of <br />competent jurisdietion, such judgment �hall not invalidate any oiher section, provisian or <br />part of this ordinance. <br />SECT�ON 7.
