Single-Family Residential Lot Split Study <br />Aesthetics of Neighborhood <br />■ Two older unimproved homes on Parker at the subdivision site were removed. <br />Families/Schools <br />■ Visibility for the neighborhood and visibility that Roseville can be a place to grow with your family. <br />Fit/Context of Neighborhood <br />■ Definitely not This development does not fit the neighborhood. <br />Property Values <br />■ These home/lots are so high priced, it will buoy my home value. I also expect these new homes will add a greater <br />property taY base than the current housing stock. <br />■ Ultimately may increase value of our home - but that is not clear yet. <br />Other <br />■ Really too soon to evaluate impacts. Only one house complete. Ask again in 6 months. <br />4. Have you noticed any negative neighborhood impacts since the subdivision of this lot? <br />61% Yes 39% No <br />If ,�res, what? <br />Aesthetics <br />• Ugly� <br />Fit/Context of Neighborhood <br />■ Didn't realize new homes would be so tall. Lot of dust and di�t, but I realize this is part of construction. (They did try <br />to water and clean up Parker whenever they could.) <br />Habitat/Open Space/Trees <br />■ Noise, trees being cut down, less deer. <br />■ Even scrubby understory has value in terms of birds, bugs, critters, etc. Too bad one lot could not have been <br />maintained as "wild". I also expect run-off issues with rain snow to worsen with more homes...more impervious <br />surfaces are BAD. Also, I feel bad for the people right next door. I'd feel screwed if I were them. More speeders too! <br />■ Again, really too soon for full evaluation. Impacts on runoff/flooding to neighboring properties will not be known till <br />construction/landscaping is complete and spring runoff/siimmer rains occur. Impacts to wildlife, however, were <br />evident as soon as land clearing began. Wildlife (deer, etc.) are now barred from accessing wetlands/open spaces from <br />the west. Width passages/corridors blocked, deer are now being seen on streets and in yards more. Roseville should <br />explore wildlife corridors and corridor set-aside width splits to insure a 15' to 20' corridor along the south edge of the <br />split would have helped. <br />■ Short-term=noisy. Long-term=Loss of natural habitat to wildlife; quality of extended neighborhood suffered with loss <br />of mature trees & buffer zone; low home-per-acre density. <br />■ All the trees, bushes were pulled out, grass plowed under on the 3 3/4 acres of land. Not environmentally good - <br />animals, birds were displaced.
