[ PASS A MOTION reaffirming the 2005 approval of the NIlNOR SUBDIVISION with <br />4 VARIANCES (see Section 7 for detailed action). <br />� � �.� BACKGROUND <br />1T •�,1 On Apri16,2005, the Planning Commission voted 6-0 to recommend approval of a 2-lot <br />I? minor subdivision proposed by Ralph Beauclaire (owner of 1758 Alta Vista Drive) and <br />f� his son, James Beauclaire. "Parcel A", the new parcel fronting on Dale Street, was 60 feet <br />� i in width and had an area of about 9,180 square feet. "Parcel B" included the existing <br />�� home and was 60 feet in width, and had an area of 9,420 square feet. On April 25,2006, <br />��� the City Council unanimously approved the minor subdivision with the necessary <br />! - variances. <br />1� �, r The City Code requires single-family residential properties to be 85 feet wide, 110 feet <br />�� deep, and have an �T� of 11,000 square feet. Half of the parcels in the triangle bounded <br />�rE by Dale Street, Dale Court, and Alta Vista Drive fail to meet the current width, depth, <br />' � and/or area requirements, however, and four of these substandard lots were created in <br />__ 1983 and 1984 without variances. <br />� �� STAFF COMMENTS <br />=�i �_ 1 As James Beauclaire has indicated in the attached letter, Ralph Beauclaire's declining <br />.t; health prevented the preparation of the final documentation for the minor subdivision <br />:°.� prior to his death in August, 2006.
