AIth�ugh the Planning Staf� s�pports a <br />text amenc�men�, it is our posi�ion that a iull review of aii permittec� and conditional uses <br />supported in ihe Business Districts chart needs to be co�npleted and modi£'�cations <br />proposed. However, based on current volurri� of la�d use app�ications and projects, the <br />Planr�ing Staff zs currently unable to devnte th� time and resources necessary to properly <br />consider all aspec�s af changing/modifying �ses (permitted andlor conditional) contained <br />in t�e Business Districts chart. <br />5.2 After a review nf �he current uses and zoning of adjacent parcels, t�c i'lanning Sta�'f k�as <br />concluded that a rezoning from B-1-B to B-2 zx appropriate fox this parcel. The former <br />Cattle Company restaurazat was constzucted �n �9$4 and Iies on proper�y zoned B-1-B, <br />Limited Retail District. In 2002 ihe City Planner conciuded (through a nurnbear a� �a�ing <br />Ietter requests) t�at restaurants were prohibited. in the B-1-B za�e. This ca�clusion <br />created a number of issues/conflicfis with a nu�ber o� resta.u�raz�ts in RasevilIe, <br />speciiicall� t�iase along Perimeter Drive anci thase along the Sneliing Avenue Frontage <br />Road East (su�ject rec�uest area).
