4A REVIEW o#' REQUEST: <br />4.1 The Foz�aan parcel, 2161 Caun�y Road C is located at the nortk�west co�-aner af County <br />Road B and Acorn Raad — a I.2l ac�e parcel {52,707 s.f:) with rnore than 282 feet of <br />frontage a� Ca��ty Road B and 192 feet of irantage on Aca� Road. �t �as on� existirzg <br />home (t�e Forman House) situated n.ear the mid point of tY�e parcel. The Forman House is <br />set back approxirrrately 100 %et from County Road B and approximately 90 %et frar� <br />Acort� Road. Tkze parcel is s�rrounded by single family o��e and two sto:ry ho�.es t�a! are <br />lncated pn paxcels o�'rna��y different sizes ranging �ror� 20,900 s.f. to 30,000 s.f. <br />4.2 T�e parcel is Xacateei withi�i Cornprehensive Planning District 11, w�ere i� is desig�aated <br />as Low Densi�y Residen�ial, LR and is zoned R-1, Single Fa�ily R�sidential Districi. <br />4.3 Mr. Forman and farr�iiy desi�e to s�.�l��ivide t�ieir parcel into three parcels tha� will provide <br />one additionai drivew�y access on Couz�ty Road $ and one �arcel that will havc a <br />driveway �'xozza Acoz-z� Rnad. Each �arcel wauld l�e in excess o�'the lot requireznent for an <br />R-1 znne (11,000 ta 12,504 s.f ). <br />4�.4 The Far�nan praposal ereates one parcel of �ique s�ape to meei �he C�de. Parcel "C" <br />(J. 5,123 s.f. in area) wot�ld havc appraximately I 02 feet of fronta�e o� `B„ (� 02% of the <br />cade requir�men�), narrowing to 77 �eet on t�e north end nf the site. T�e paz�cel is xnore <br />t�an 192 feet in de�th (along Acorn). Thzs e�esign was done int�ntionally to a11ow the <br />existir�g home's attacl�ed garage to remain as it and still pxovide for a 10 foot side yard <br />se�baCk alnn� the eas� sid� o�'the existing �oz�e. A�hed near the garag� would be <br />re�naved. A parivate driveway easei�ent wi1� a1low t�e �ew owner oi'the e�isting home �o <br />continue io use the existing driveway. <br />4.5 Based on this proposal, �'arcel "A" a�zc� "B" meet t�e �ninim��z wadt� (85 �'eet) <br />z-�quirer�eni ar�d the n�inin�um square �'ootage (J J,000 s.f.} requirements of Sectio� <br />I004.016 of the Roseville City Code (see �he attached land divisian s�eet}. Parcel "C" — <br />t�e corner - does meets th� frontage width for a cornez- lat on both Coun�y Road "B" and <br />Acarn. T�e axiginal purpose i�oi- larger cnrner frantages was to pz-avide Ii�eal irontage �or <br />a dr�veway to be established �urt�er frozn �he corner {at least 3a feet, with a maximum <br />d�riveway widt� of 2fi feet, and a 5 ipo� setbacl� fro� �h.e adjoining property lxne.
