(Bonestroo & Associates) for approval of variances, <br />vacation of eertain publie easements for storm water ponds, and <br />a Preliminary/Final Plat to cambine eight existing parcels andlar <br />lots inio three new lots for the property located at 2335 and 2361 <br />W Highway 36 fo�- consh-uction of a new and innovaiive b0,000 <br />squaare �aot, four story offzce building. <br />City Engineer Debra Bloo�ari reviewed the p�-aposed actians <br />precipitated by the applican�'s desire to redesign the exi5ting <br />storm water pond that currently lies between the two existing <br />office buildings; fill the naar�-owest partion of the pond and instail <br />two bo� cu�verts to connect th� separated ponds and cons��ct a <br />faur story office building over �he box culverts, with the new <br />offic� building connecting the existing structures and within the <br />public easement. <br />Ms. Bloom noted that the request was complicated and required <br />a specif c sequence of events to oceur. Ms. Bloom further noted <br />�hat the Public Warks Department wou�a not suppoi-t the <br />Vacation of Easements uni�ss it was confident that volume af the <br />pond would not change, as it was part o� the City's <br />Comprehensive Storm Water Management Plan and was <br />imperative to the system tha� the pand's existing capaci�y not be <br />compromised. Ms. Bloom advised that �he City hired S.E.H., <br />Inc. to comp�ete a review o� the pond modeling and redesign <br />pro�id�d by �3onten, Inc., ana that �kze review concluded support <br />for the project; pending City Council approval of specific <br />agreements and/or con�racts for improvements pertaining to the <br />pond redesign; indemnifying the City as a result af the <br />reconfiguared pond, as well �s cash surety in the infrastruciure <br />agreem.ent, and a� part of �he process. <br />Discussion included zoning of the area {Industrial and Business); <br />why the request was not being processed as a Planned Unit <br />D�velopment (PUD); and the appropriateness of the land use <br />action as requested. <br />Resolution 10373 <br />Vacation of Certain <br />Public Easements <br />2361 and 2335 <br />I�ighway 36 (PF <br />3703) <br />Resolution 10374 <br />Bon�en, Inc., 2361 <br />and 2335 Highway <br />36 and Owners of <br />Property <br />Addressed at 2357, <br />2363, and 2369 <br />Fulbam Street, for <br />a Variance <br />
