4.0 REV�EW of REQUEST: <br />4.1 The Farman parcel, 2161 County Road C is located at the narthwest corner of County <br />Road B and Acorn Road — a 1.21 acre parcel (S2,7a7 s.£) with rnore than 2S2 feet af <br />frontage an County Road B and 192 feet of frontage on Acorn Road. It has one existing <br />home {the Forman House) situated near the mid point of the parcel. The Fornr�an House is <br />set bac�C approxiznately 100 feet from Caunty Road B and approximately 90 feet from <br />Acorn Road. The parcel is surrounded by single family orce and two story homes that are <br />located on parceis of many different sizes ranging from 20,900 s.f. to 30,000 s.f. <br />4.2 The parcel is located within Comprehensive Plannin� District 11, where it is designated <br />as Low Density Residential, LR and is zoned R-1, Single Family Residential District. <br />4.3 Mr. Forrr�an and famiIy desire to subdi�ide t�eir parceI inta three �arcels that will provide <br />one additional driveway access on County Road B and one parcel that will have a <br />driveway from Acorn Road. Parcel "C" <br />{15,123 s.� in area) would �ave approximately la2 feet of frontage on "B" (102% of the <br />code requirement}, narrowing to 77 fee� on the north end of the site. The parcel is more <br />than 192 feet in depth {along Acorn). This design was done intentionally to allow the <br />existin� home's attached garage to remain as it and still provide for a 10 foat side yard <br />setback along the east side of the �xisting home. A shed near the garage wa�ld be <br />remaved. A private driveway easement will allow t�e new owner of the existing home to <br />continue to use the existing driveway. <br />4.5 Based on this proposal, Parcel "A" and "B" meet the minimum width (85 feet) <br />requirement and the minimum square faotage (11,QQ0 s.f.) requirernents of Section <br />1004.016 of the Raseville Ci�y Cad� (see the attac%ed land division sheet). Parcel "C" — <br />the corner - does meets the frontage width for a corner lot on both County Road "B" and <br />Acorn. The ariginal purpose for larger corner t�rontages was to provide Iineal frontage for <br />a driveway to be established further from the corner (at least 30 feet, with a naaximum <br />drive�vay widt�a o� 26 feet, and a S faQt setback from the adjoining property line. See City <br />Cade Section 1018.O5C) <br />4.6 No new street or utility construction is necessary to serve the proposed division. While <br />there is eapacity in the systerr�, a sewer and water new lateral connection is necessary for - <br />new Parcels "A" and "C" and utility and drainage easeinents are necessary for each ', <br />parcel.
