4.7 Because the original parcel is more than one acre, a park dedication fee is required �or the <br />two new parcels. Rice Cree� �vaters�ed rnust alsa review and approve the subdivision. <br />5.0 STAFF CE3MMENTS/FINDINGS: <br />5.1 The Forman home was constructed in 1950 and was recently renovated. T�ae <br />existing hause faces Caunty Road B. The new hou�e on �'arcel "A" wauld also <br />laave frontage and driveway access to Caunty Road "B". Parcel "C" would have <br />frontage on Cc�unty Aoa� B, but would have a chaice of driveway access on <br />Counry Road B or Acorn Road. Th� prnposed pareels are covered by trees and <br />grass. The exisiing home has a garage and a loop driveway to Acorn Road that <br />would be removed with t�e construction of a new home �n Parcel "C". <br />5.2 Each parcel could have over 4,500 s.f. of im�ervious coverage and still meet the <br />maxit�um lot coverage requirements of 3fl%. On parcel "C" na house is <br />proposed at this time but a ntunber af alternative designs have been dane by <br />Forrr�an's architect which show (in the most straight �orward fas�iora) a possible <br />b�ilding pad which couid vary up to �5 feet in width and have a variable length of <br />up to 122 feet.. The house on this lot can easily meet the front corner (south along <br />County Raad B) setback of 40 feei, interior side (west) setback of 1 D feet, rear <br />(north} set baek of 30 feet, and corn�r side (east along Acorn) setback of 30 feet. <br />Parcei C could simply share the existing driveway with Parcel B, but this is not <br />required by Code. <br />5.3 City Code Section 11.0404 E states: Three Parce� Minar Subdivisian: When a <br />subdivision creates a total af three {3) or less parcels, situated in an area w�ere <br />public utilities and street rights of way to serve the propo�ed parcels already exist <br />in accordance wzth City codes, and no further utilifiy or street extensions are <br />necessary, and the new parcels rneet or exceed the size requirernents of �he zoning <br />eode�, the applicant may apply far a minor subdivisian approval. In this c�se a]I <br />parcels meet alI requirements of the City Cod�. <br />5.4 City Code Section 1004.016 {Residential Dimensional R�quireaiaaents) establishes <br />the minim.um lat standards for residential parcels, which includes: on an interior <br />Iot, an 85 foot minirnum width a�ong a public right-of-way; a 110 faat minimum <br />depth; and 11,000 s.f. rninirr�um. On a eorn�r lot the width and ctepth are both 100 <br />feet, the �at area is to be 12,500 s.% <br />6.0 RECOMMENDATTON�: <br />6.1 The Cotzaz-�unity Devetopment Staff recor�mends: <br />A.
