Tl�e reca�nrnendatians are based on the findings in Section 5 of the project report dated .Tanuary <br />30, 2006 and tl�e folIowing conditior�s: <br />a. The City policy is to req�ire payment of the Me#ro Area Sewer Availability Charge <br />(SAC} upon the issuance of a b�ilding p�rmit. In this case, a$I,S00 SAC fee is <br />required per new parcel and will be collected with the issuance of a building permit for <br />Parcel "A" and "C". <br />b. �ince ih2s parceI is greater t�an � acre, Rice Creek Watershed mijst review and approve <br />thi� minor subdivision prior to the City Manager's final approval for recording. <br />c. �'ark dedication fees of $1,Q00 per parcel is required for Parcels "A" and "C" at the time <br />of building permit The applicant must recoard the ihree lofi minor subdivi�ion survey <br />within 60 days after the approval of the City Council. <br />d. P�bl2c t�i�I�ty and c�raiz�age easements of S feet are required on the sides and rear lo# <br />lines af all parcels. A s�wer and water new laterai cannection is necessary for nevv <br />parcels "A" and "C". <br />e. �'ar Parcel "C", the applicant must apply for and receive a driveway access permit (for <br />Acarn Road access if needed} frorn t�e Roseville Public Works Director prior to <br />issuance of any building or grading permit. Th� existin� Parce� "B" laoped driveway <br />must be removed as part of t�e b�zilaing perm�t, No new driveway aceess permit will be <br />issued for the County Road "B" frontage side of parcel "C". <br />f. A copy of a driveway access �asement between owners of Pareel B and C to share the <br />existirtg driveway must be pravided as part of the final review of th� survey and parcel <br />de�criptions. <br />g. For Parcel "A", the a�p�icant must apply far and receive a drivew�y aecess permit frc�� <br />the Rarr�sey Caunty's Highway Engineer prior ta issuance af any buildi�g or grading <br />permit. <br />�. A grading pian, soil borin�;s, and the survey {"B" above) illustratit�g lot lines and house <br />setbacks musi be submitted with the buiiding permit application. <br />i. Within thirty (30) days afie�- approva� by- tlie City Caunci�, thc app�icar�t shall supp�y t�e <br />final survey with side and rear drainage anc� utility easements, legal �escriptions, and <br />the shared driveway easement to th� Community D�velopn�ent Direc�or for review and <br />approval. A certificate of survey is required for alI prapos�d parcels. After completion <br />af the review and approval by the City Manager, the survey shall be recorded by the <br />applicant with the Ramsey County Recorder within sixty (60) days.
