Plannin�_File_3699: ,Iohn Foreman req�uest for a MINOR SUBDIVISION of <br />a 1.21 acre parcel into three parce�s and ta reqnest a 15 foot variance far <br />corncr lot iront fromlOQ feet to 85 feet, located at 2161 County Road B. <br />Chair Traynnr opened the hearing and requeste� Ciry Planner Thomas Pasehke and <br />Dennis Welsch to provide a verbal summary of the project repart dated January 4, 2006. <br />Mr. Welsch explained that the �'orman parcel, 21 bl County Road C is located at t�e <br />northwest corner of County Road B and Aeorn Road — a 1.21 acre parcel (52,707 s.f.) <br />with more than 282 feet of frontage on County Road B and 192 feet of frantage on Acorn <br />Road. �t has one existing home (the Fornaan Hause} situated near the zx�i� point af the <br />parcel. The Forman House is set back approximately 100 feet frorn County Road B and <br />approximateIy 90 feet frorr� Acorn Road. The parce� is surrounc�ed by s�ngle fami�y one <br />and two story homes that are located on pareels of many different sizes ranging fro�n <br />20,900 �.f. to 30,000 s.f. <br />The parcel is located within Comprehensive Planr�ing District 11, where it is designated <br />as Low Density Residential, LR and is zoned R-1, Single Family Residential District. <br />Mr. Forman and iamily desire ta their parce� divide into three parcels that will provide <br />ariveway frantage on County Road B and one parcel that wi�� have a driveway from <br />Acarn Road. "B" approx <br />The Forman propasal creates ane parcel which has less than the city required frantage of <br />100 feet on a corner lat. Parcel "C" (15,343 s.fi: in area} would have approximately $5 <br />feet of frontage on "B" (SS% of the code requirement), narrowing to 74 feet on the north <br />end of the site. The parcel is more t�an 192 feet in depth. This design was done <br />intentionally to allow the existing home's attached garage ta remain as is and still provic�e <br />far a 10 fant sidc yard setback along the east side of the existing home.
