garage wnuld be reinoved. <br />Based on this proposal, Parcel "A" and `B" meet t�e mzniz�auzn width (8S feet} <br />requiremea�t and the mininlum square footage {11,000 s.f.) requirements ot� Section <br />1004.016 of the Ro�eville City Code (see attached land division sheet). Parcel "C" — the <br />corner - does not meet t�e frontage widt� for a corner lot. <br />No new street or �ti�ity construction is necessary to serve t�e proposed division. While <br />t�ere is capacity in tlle system, a sewer and water new lateral connection is necessary for <br />new Parcels "A" and "C" and utility and drainage easements are necessary for each <br />parcel. <br />Beca�zse the parcel is more than one acre, a pari� dedication fee is req�ired for the two <br />new parcels. Mr. Welseh also noted that Rice Creek Watershed review is also required <br />before building perr�its can be issued. <br />The Conr�munity Develapment 5taff recornmencied: <br />A. Approval of a 15 �oot corner fro�t yard lot width variance to Section 1004.016 <br />{Residential Dimensional Requirements) for new Parcel "B". <br />B. Appxoval of a minar subdivision to a11ow the cr�a�ion of two standard parcels at 2I b 1 <br />and 2165 County Roact B and one substandard residential parcel for property Iocated <br />at 2159 County Road B. <br />C. The recommendations were based on the findings in Section 5 of the project report <br />dated 3anuary 4, 2006 and the following canditions: The City policy is to require <br />payment of the Metro Area Sewer Availability Charge (SAC) upon the issuance of a <br />building permit. In this case, a$1,500 SAC fee is r�quir�d per new parcel and wili <br />be collectect with the issua�ce of a buildin� permit for Parcels "A" and "C". <br />D. A Park dec�ication fee of $1,000 per parcel is required for Parcels "A" and "C" at <br />the time of building perznit. The appIicant must record the three lot minor <br />subdivi�ian survey within 60 days after the approval of the City Couneil. Public <br />utility and drainage easernents af 5 feet are required on the sides and arear lot lines <br />of all parcels. A sewear and water new lateral connection is nec�ssary %r new <br />parcels "A" and "C". <br />E. For Parcel "C", the applicant must apply for and reeeive a driveway access perz�it <br />from the Ros�villc Public Works Directoar priar to issuance of any building or <br />gradiz�g permit. The existing Parcel "B" looped driveway must be removed as par� <br />of the buiIding permifi. <br />�. For Parcel "A", the applicant must apply for and receive a driveway access permit <br />from the Ramsey County's Highway Engineer prior to issuance of any buildi��g or <br />grading permit.
