REQUEST FOR CITY COUNCILACTION <br />DATE: 07/24/06 <br />1�1'��_ ��I�: �,� <br />Depa�t�zent Approval: Man� r�,pproved: Agenda Section <br />TP � CONSENT <br />Item Description: A request by Brad exson for a RECOMBINATION MINOR <br />SUBDIVISION between two adjacent properties located at <br />1907 Gluek Lane fP�37741 <br />i.0 REQUESTED ACTION: <br />1_] Mr. Brad Peterson owner of the property at 1907 Gluek Lane, seeks approval of a minor <br />subdivision to relocate the common parcel line between two existing parcels. Currently <br />Mr. Peterson's house is on one lot, the other lot is vacant. The combined land area of the <br />two parcels is G0,000+ sq. ft. which is in excess of the 38,000 sq. ft. required for two new <br />residential lots. <br />I.? No new lots will be created. Mr. Peterson desires to relocatelmove the previous created <br />lot line 20 feet to the west, creating a larger Parcel B. The building setback requirements <br />will continue to be met. The site is designated for Low Density Residential Use (LDR) in <br />the Comprehensive Plan and Single Family Uses (R-1 } on the City Zoning map. The use <br />is consistentwith the residential use requirements. <br />3..} The proposal would create a Parcel A that is 165 feet in width along Gluek Lane, a depth <br />of 210+ feet, and having 34,950 sq. ft. (approximate) and a Parcel B with a width of 120 <br />feet along Gluek Lane, a depth of 212+ feet, and having 25,592 sq. ft. The City Code <br />requirement is 85 feet of frontage, 110 feet of depth and 11,000 sq. ft. in size. <br />�.� BACKGROUND: <br />2_ 1 Section 1104.04 B slates: <br />Recombination: to divide one recorded lot or parcel in order to permit the adding of a <br />parcel of land to an abutting lot and create two (2) buildable parcels, the proposed <br />subdivision, in sketch plan form, shall be submitted to the City Council for approval. No <br />hearing or Planning Commission review is necessary unless the proposal is referred to <br />the commission by the Community Development Director for cla�ification. The proposed <br />recombination shall not cause any portion of the existing lots or parcels to be in violation <br />of this regulation or the zoning code. Within thirty (30) days after approval by the City <br />Council, the applicant shall supply a ceYtificate of survey to the Community Development <br />Director and City Manager, foY review and approval. Afte� completion of the review and <br />approval by the Community Development Director and City Manager, the survey shall be <br />recorded by the applicant with the Ramsey County Recorder within sixty (60) days after <br />approval by the City Manager. <br />�F� � ��F_R�'�_�k���a.dti� Page 1 o f3 <br />
