�.? The applicant has requested the minor recombinationsubdivisionto allow vacant, <br />existing Parcel B to have additional width (approximately 120 feet total). The applicant <br />is planning to construct a new home on Parcel B and desires additional space. The <br />Planning Division has reviewed the sketch plan and concurs with the request. <br />:� '� On November 13,2000, Mr. Peterson received Council approval to split the large <br />(,p,flpp+ sq. ft. lot into two parcels. Parcel A includes the home and is 185 feet in width, <br />approximately211 feet in depth and 39,187 sq. ft. in size. Parcel B, the vacant <br />developable parcel, is 100 feet in width, approximately 212 feet in depth, and 21,329 sq. <br />ft. in size. <br />�,�i No new street or utility construction is necessary for this recombination. In the future Mr. <br />Peterson may construct a new house on the reconfigured Parcel B. <br />�.� Mr. Peterson will need to work with Ramsey County on vacating the 5 foot wide utility <br />and drainage easements that lie between the existing lot line between Parcel A and B and <br />the reestablishmentof a 5 foot wide utility and drainage easements between the new <br />parcel line of Parcel A and B. <br />�_� Should the request be approved by the City Council, the staff, prior to the applicant's <br />recording with the Ramsey County Recorder, must review a certificate of survey for <br />compliance with the Council's approval. <br />�_�M STAFF FINDINGS & CONDITIONS: <br />.� . L Staff has reviewed the proposal. Within 30 days of Council approval, the applicant must <br />prepare a Certificate of Survey that correctly illustrates both parcels with legal <br />descriptions and the recombination area along the common lot line before the staff can <br />complete the approval process. <br />.} .� Staff also concludes that the proposal would meet the requirements of the Comprehensive <br />Plan and Zoning Ordinance. <br />a. a Applicant to vacate and reestablish a 5 foot wide utility and drainage easement between <br />the Parcel A and B. <br />r_� The applicant must record the new descriptionvia quit claim or warranty deed within 60 <br />days after the approval by the City Manager. <br />�_Q STAFF RECOMMENDATION: <br />Staff recommends approval of the recombination subdivision with findings and <br />conditions of Section 3 of this project report. <br />PF3774_RCA_072406.doc Page 2 of3 <br />
