�.� REVIEW of REQUEST: <br />�, ! On June 7,2006 the Mounds View School District and its preferred developer, Moser <br />Homes and Zawadski Homes, presented three proposals to the Planning Commis�ion <br />pertaining to their desire to redevelop the District office site at 2959 Ham�ine Avenue. <br />Prior to that meeting, the School District held a number of ineetings with surrounding <br />;residents/property owners regarding housing options and has discussed with the Roseville <br />Housing and Redevelopment Authority (HRA) the possibility of HRA involvement in <br />creating small lot family housing similar (in structure) to the Applewood Point project. <br />Based on the comments received for all of these meetings, the applicant has submitted the <br />followingproposal for consideration. <br />�. ? The proposal seeks to create 8 small lot single family housing lots (Lots 7 through 14) 75 <br />feet in width, 163 feet in depth, and 12,225 sq. �t. The proposal also seeks to create 6 <br />town home lots (Lots 1 through 6) adjacent to T-�am�ine Avenue and ranging in size from <br />3,861 sq. A to 10,286 sq. ft. <br />�_:3 The current zoning of the parcel is B�l, Limited Business District, which, as a component <br />of the planned unit development, will he changed and an underlying zoning of �-1, <br />Single Family Residence District and R-6 Townhouse District established. <br />�.� This parcel is located adjacent to Autumn Grove Park (north, across Lydia); Advent <br />Luthern Church and single family residences (east, across Hamline); single family <br />residences (south); and single family residences and two family residences (west). <br />�.� While the predominant housing in this area is single family, the surroundingarea includes <br />a number of multi-family complexes (Centennial Garden Apartments, Ham�ine House, <br />Applewood Pointe, Harn Line Terrace Apartnnents, Snelling Avenue Apa;riments). <br />PUBLIC INFRASTRUCTURE: <br />�.� The proposed redevelopment does not require any new public infrastructure. Each home <br />or town home will he connected to existing sanitary sewer and watermain that lie within <br />the right-of-way of Millwaod and Lydia Avenues. Sanitary sewer and water lateral <br />extensions to serve the 8 single family homes and 6 town homes must he designed to <br />adequately serve these structures. <br />d,'� The remaining utilities, such as electricity, cable, telephone, and natural gas, will be <br />designed and coordinated through the Public Works Department to he underground, and <br />utilize a joint trenching system where applicable.
