TOWNHOMES: <br />4.8 The proposal seeks support for 6 town home units. Sinee the Planning Commission <br />meeting of August 2,2006, the proposal has been changed from the initial proposal <br />of one twin unit town home and one four unit town home to three twin units, w�ich <br />design is consistent with the applicants SKETCH PLAN presented to the Planning <br />Commission on June 7,2006. An additional public hearing is not required because <br />the CONCEPT DEVELOPMENT PLAN relies on conceptual ideas that may change <br />or be modified before final approval is granted and does not rely on detailed plans <br />and specifications. The revised plan does not change overall density and is <br />considered a minor change in housing style type. <br />4.9 The proposed lot sizes for the town homes as follows: Lot 1 is 76 feet in width along <br />Lydia Avenue, 113 feet in depth along Hamline and 8,621 sq. ft. Lot 2 is 50 feet in width <br />along Lydia Avenue, 114 feet in depth, and 5,708 sq. ft. Lot 3 is 50 feet in width along <br />Harnline Avenue, 126 feet in depth, and 6,300 sq. ft. Lot 4 is also 50 feet in width,126 <br />feet in depth, and 6,300 sq. ft. Lot 5 is 76 feet in width along Mi�lwoad Avenue, 112 feet <br />in depth along Hamlxne Avenue, and 8,556 sq. ft. Lot 6 is 50 feet in width along <br />Millwooc� Avenue, 112 feet in depth, and 5,593 sq. ft. <br />4.10 The proposed setbacks as follows: 25 foot front yard (from Lydia, Hamline, and <br />Millr�ood Avenues) and a 7-112 foot side yard (west). Town home structures (twin units) <br />will have a minimum separation of 20 feet. <br />4.11 Access to Lots 1 and 2 will be provided from Lydia Avenue; access to Lots 5 and 6, will <br />be provided form Miliwood Avenue; and access to Lots 3 and 4 will be provide from <br />Ham�ine Avenue. Each driveway is designed with a minimum of 22 feet from the front <br />property line to provide for proper parking of vehicles in the driveway and the two lots <br />along �amlinc Avenue include a vehicle turn-around. <br />4.12 A retaining wall will separate the north two twin home lots from the center two twin <br />home lots and has been created for facilitation of storm water management. <br />4.13 Town home design may be one and/or two story structure with slightly elevated entry <br />with a porch.
