George Bednar, 2940 N Ha�nline <br />Mr. Bednar expressed his concern with density on the site; and his preference for a <br />professional office complex; opining the neighborhood impacts with the future <br />demolition of the Ha�-�aline Center and that proposed use for future housing. <br />Faye Deuel, 3037 N Hamline <br />Ms. Deuel expressed her preference for Roseville staying the way it is. Ms. Dueul opined <br />that if housing was built, children would follow. <br />Ms. Deuel expressed frustration with the content of and in%rmatio� provided at the three <br />neighborhood meetings held to-date, with the majority of the discussion and presentation <br />being about the contamination on the site; and limited time azadlnr discussion of the <br />proposed housing units on the site or land use intent. Ms. Deuel questioned the future <br />appearance of single-family homes versus a four-plex on neighborhood aesthetics. <br />Floyd Deuel, 3037 N Hamli�e <br />Mr. Deuel opined that traffic had significantly increased in that area of Hamla�e; and <br />consideration of a four-plex coming out on Harnline was "suicide." <br />Staff and the developer responded that, as part of the Concept Plan review process, the <br />City and Ramsey County would review traffic and safety issues; proximity of the <br />driveway and street intersections; curb cut locations; and noted that the Concept Plan had <br />received verbal comments from Ramsey County, with formal review pending, based on <br />development of the Concept Plan. <br />Bob Willmus, 2932 Hamli�e <br />Mr. Willmus advised that he had provided written comments as well. <br />Mr. Willmus noted the reduction in units from fifteen (15) to fourteen (14}, but expressed <br />concern regarding the four-plex. Mr. Willmus provided and displayed his personal <br />proposal to accommodate lower income units for HRA involvement, shifting front yards <br />and access, and proposed losing one (1) lot and development of seven (7) lots for larger <br />single-family homes; and two (2) three-plexes existing onto Millwaod and Lydia. <br />Ms. Willmus concurred that the neighborhood meetings held to-date had been <br />predominantly related to the pollution aspect, with very little time spent on land use and <br />the proposed Concept Plans themselves. <br />Mr. Willmus opined that il�is was an important development, and recognized the <br />expertise of the developers, but encouraged that more neighborhood involvement be <br />provided before the project went forward to address the proposed land use, neighborhood <br />concerns and density issues. <br />Mr. Moser responded to Mr. WilImus's concerns regarding design and lot development; <br />outlining the need for drainage pond space, retaining walls and driveways, in addition to <br />accommodating elevation factors on the site for adequate pond drainage. Mr. Moser <br />noted that while the School District had facilitated the neighborhood meetings, he and <br />
