Mr. Paschke, in his report even gives mention to a couple of their smaller <br />projects in this area of Roseville, H�.m�i�e Terrace and Snelling Terrace Apartments. <br />Other properties within this area of Roseville would include Hannline Shopping Center <br />and The H�mline Office Building located at 2845 Hamli�e Ave N. <br />I would lilce to see the property at 2959 Hamli�e developed in one of two ways: <br />1. As an Office Building consistent with the current zoning of �3-1 Limited Business. <br />Believe it or not this use would fit quite well with the existing area. It would be <br />the same type of use we have experienced over the past 30 + years. For years the <br />Ham�ine Office Building filled a need for local office space. Our tenants included <br />Doctors, Lawyers, Insurance Agents, Accountants, Financial Planers and many <br />other professionals. What we found over the years was that the vast majority of <br />our tenants lived within Roseville. With Presbyterian Homes now owning and <br />occupying 90% of the Ha��ine Office Building, there is a need for more office <br />space in this area. <br />2. In accordance with �Z.os�ville's ComprehensiveLand Use Plan, LR- Low Density <br />Residential. Single family lots that meet the city's established criteria for: <br />A. Lot Area of 11,400s�'interior lot, I�,���s�f comer lot <br />B. Interior Lot width 85R depth � 10ft, comer lot width � OOft depth 1 QQft. <br />C.
