3,� <br />.3. ] <br />SUGGESTED CITY COUNCIL ACTION: <br />BY MOTION, APPROVE the request by Arthur Mueller for: <br />a PRELIMINARY PLAT creating 4 single family lots and a private road; <br />b <br />c <br />REZONING TO PLANNED UNIT DEVELOPMENT with an underlying <br />zoning of R-1, Single Family Residence District, effective only after all required <br />PUD approvals; and <br />GENERAL CONCEPT — PLANNED UNIT DEVELOPMENT with <br />conditions specified in Section 7 of this report. <br />�#.0 REVIEW OF REQUEST: <br />�. ] Mr. Mueller originallybrought his Sketch Plan to the Planning Commission in June, <br />2006, to solicit the Commission's feedback regarding his development proposal. The <br />proposal returned to the Planning Commission as a General Concept Plan, which <br />� 1008.10 of the City Code identifies as the next step in the procedure for processing a <br />PUD. The purpose of the General Concept Plan is to allow review of the proposed density <br />of the development, general location of streets, general location of common open space, <br />and other similarlybroad, conceptual issues. <br />�.� The proposal by Mr. Mueller includes a 26-foot-wide private drive in the middle of the <br />existing parcel and creates 4 single-familyresidential lots — 2 lots adjacent to Acorn Road <br />and 2 lots in the back half of the parcel that would utilize the cul-de-sac at the end of the <br />private street. <br />�_3 The current zoning of the parcel is R-1, Single Family Residence District, which, as a <br />component of the planned unit development, will be changed to PUD with an underlying <br />zoning of �t.-1, Single Family Residence District. <br />�_� The properties surrounding the Mueller parcel are of a multitude of lot sizes and shapes, <br />but are predominantly larger in size. These utilities will be constructed to City standards by the <br />developer, within appropriate utility easements, and will then be turned over to the City <br />for their continued operation and maintenance. Sanitary sewer and water lateral <br />extensions to serve the 4 single-family homes must also be adequately designed. <br />�,?
