�)�4� � U; U!�.X.tib <br />E. Storm sewer construction: Storm sewer facilities shall be installed to conform to City <br />of Roseville code standards. All facilities shall be installed according the City details <br />and specifications. Plans shall satisfy Capitol Region Watershed District <br />developmentreview criteria. <br />F. Park dedication of $1000 per net new lot shall be paid to the City of Roseville. Total <br />Park Dedication = $4,000. <br />G. Erosion control measures shall be installed in compliance with MPCA NPDES permit <br />requirements. A City Erosion Control permit shall be required for the proposed <br />development and each individual home lot. <br />H. Hazardous materials clean up will be completed according to acceptable MnPCA <br />standards. <br />3. Phased Develonmenti. The plat shall be constructed in 1 phase in accord with the terms and <br />conditions contained herein. <br />4. Effect of Subdivision A�uroval. For two (2) years from the date of this Contract, no <br />amendments to the City's Comprehensive Plan, or official controls shall apply to or affect the <br />use, development density, lot size, lot layout or dedications of the approved plat unless required <br />by state or federal law or agreed to in writing by the CITY and the DEVELOPER. Thereafter, <br />notwithstanding anything in this Contract to the contrary, to the full extent permitted by state law <br />the CITY may require compliance with any amendments to the City's Comprehensive Guide <br />Plan, official controls, platting or dedication requirements enacted after the date of this Contract. <br />5. �eveloninent Plans. The plat shall be developed in accordance with the following plans. The <br />plans shall not be attached to this Contract. With the exception of Plan A, the plans may he <br />prepared, subject to CITY approval, after entering the Contract, but before commencement of <br />any work in this plat. If the plans vary from the written terms of this Contract, the written terms <br />shall control. The plans are: <br />Plan A — Plat <br />Plan B— Soil Erosion Control Plan and Schedule <br />Plan C— Plans and Specifications for Public Improvements <br />Plan D— Grading Plan and House Pad Locations and Elevations <br />6. ImUrove�ents. The DEVELOPER shall install or cause to be installed and pay for the <br />following: <br />A. Sanitary Sewer <br />B. Water <br />C. Storm Sewer <br />Page 2 of 9 <br />
