Page 2
The design is substantially consistent with neighboring properties. There is a setback variance
required for the East lot Iine (along Dalc Street) that would extend the house structure slightly further to
t11e East than the existing stucfure located at 1822 North Dale court. The house on the 'oez.y at 1822
is achtally at 27.45 feet fronl the East property line (not 30 feet as required Iy current setback).
The structure as proposed would not encumber the vision of nzotorists existing Dale Court on to
Dale Street. This was a neighbor concern at the fiimc: of the minor subdivision.
In addition, a variance is requested on the West setback line for the garage area. The s#rtcittres
on the lots to the South of 1822 North Dale court we shown to indicate the relative distances from the lot
lines in these a'eas. The distance between the actual physical curb and the lot line is greater for the
subject lot than it is for the Io:s to tlle South. Tlus, although the garage as proposed would be closer to
the lt lir. than permitted, visually, it would he cosisfeit with the properties fia~iher South on Dale
Court relative to the actual physical curb Iine. Fu-ilernoi°e, tile requested variance for the garage
actually decreases to a point where tle Sotitlwstexly tip of the garage st'uetuxe (closetto the 1822 Dale
court) would be within or only slightly beyond the required setback of 30 feet.
The Weleczkis respectfully request setback variances to allow a holle to be build per the
attached plans based on the practical difficulties of carrying out the strict letter of the existing setback
requirements.

T
