The parcel is surrounded by single family homes that are <br />located on multi-dimensional (irregularlyshaped) parcels. <br />�.? The parcel is located within Comprehensive Planning District 14, where it is designated as <br />Low Density Residential, LR and is zoned R-1, Single Family Residential District. <br />�. � Mr. Ilii�`a�d familyown a double frontage parcel he desires to divide into two parcels. <br />The existing lot, Lot 1, Block �, Weleczki Addition, averages 112 feet in depth but is over <br />327 feet in length. It is 27,123 s.f in size, approximately 2.5 ti��nes the size of a nortnal lot <br />in Roseville. <br />�:k The proposal by Mr. Iliffwould create two parcels. Parcel "A" would include the existing <br />ho�ne and be a�a�inimui� 93 feet wide (west-front) by a minimum of 112 feet deep (south <br />side) or 15,514 s.f: (which is 140% of Code requirements). <br />�k, � New Parcel'B" (the triangle) would be generaiiy 226 feet wide along the west front (Dale <br />_ Court) by 112 to 12 feet deep or 11,608 s.f. (93% of Code requirementfor a corner lot). <br />�_fx Based on this proposal, Parcel "A" meets the minimum width (85 feet) requirement and <br />the minirnun� square footage (11,000 s.�) requirements of Section 1004.016 of�e <br />Roseville City Code (see attached land division sheet). While <br />there is capacity in the system, a sewer and water new lateral connection is necessary for <br />new Parcel " B and utility and drainage easements are necessary for each parcel.
