Year building(s) waslwere built: <br />1910, with a first warehouse addition in the late 1950s or earlv 1960s and a second <br />warehouse addition in the 1970s. <br />10. P1ease describe the condition of the buildings on the site? <br />The original building was a two-story brick barn with four one-story wings used as horse <br />stables. The two warehouse additions were attached to the southwest bortion of the <br />buildin�, for an ultimate footnrint of 32,564 sauare feet. The �uildin� has been used since <br />1970 as office snace, sta�-a��, and as a maintenance facilitv for Mounds View Indenendent <br />School District. The buildin� has deteriorated si�nificantiv and, as noted in the abbraisal, <br />is no lon�er marketable as office snace. <br />1 L Is demolition required for RAP implementation? Is demolition addressed in the RAP? <br />Yes to both auestions. The source of the contamination is thou�ht to ori�inate in the first <br />warehouse addition. Soils are heavilv contaminated beneath the first warehouse addition <br />and the nerched �roundwater contamination blume extends eastward from the first <br />addition underneath the main buildin�. See Attachment 6. Both the additions and a <br />nercenta�e of the buildin� will therefore need to be demolished to remove the contaminated <br />soil and remediate the contaminated �roundwater from the source area. <br />12. P1ease describe how site redevelopment wi11 spur adjacent development? <br />The additional sin�le fam�l� homes will nrovide stabil�tv to the school district. will increase <br />Rosev�i�'� tax base dramaticallv (the current owner, Mounds View School District. is tax- <br />ex�mntl. and will snur the tvnes of commercial and business develonment that follow <br />residential develonment. <br />SITE HISTORY <br />13. P1ease attach a brief synopsis on the history and general background of this site. This <br />includes but is not limited to former uses of the site, known and/or suspected causes of <br />contamination, etc. A1so describe the current condition of the site and include a description <br />of existing structures and existing occupants of the site.
