Ti� �if'`'s' <br />Develoqment Plans After C�eanu�► Including Rationale for Anticiqated Market Demand <br />After cleanup the site will be developed by building 11 single family homes designed to <br />compliment the current neighborhood. The development will blend with the current residential <br />neighborhood and will remove the less attractive and less complimentary vacant building that <br />currently sits on the site. The developers have done several similar �ae[�. and have a history of <br />working with the Mounds View School District. <br />The proposed development plans approved by the Roseville City Council on September 1 I, 2006 <br />are included in the DEED application as Attachment 5. <br />There is a strong market for new homes within Roseville, based on the fact that there is almost no <br />vacant land available in the city. Although the market has slowed slightly for residential <br />development, there are currently few, if any, larger vacant land parcels in Roseville. With a <br />limited supply of lots within the subject market area, demand for the lots created after cleanup is <br />expected to be strong. Given the location of the subject red estate and given the physical <br />characteristics of the site, a residential use of the site is most appropriate. <br />� � �- <br />
