Ti if'`'s'
Develoqment Plans After Ceanu► Including Rationale for Anticiqated Market Demand
After cleanup the site will be developed by building 11 single family homes designed to
compliment the current neighborhood. The development will blend with the current residential
neighborhood and will remove the less attractive and less complimentary vacant building that
currently sits on the site. The developers have done several similar ae[. and have a history of
working with the Mounds View School District.
The proposed development plans approved by the Roseville City Council on September 1 I, 2006
are included in the DEED application as Attachment 5.
There is a strong market for new homes within Roseville, based on the fact that there is almost no
vacant land available in the city. Although the market has slowed slightly for residential
development, there are currently few, if any, larger vacant land parcels in Roseville. With a
limited supply of lots within the subject market area, demand for the lots created after cleanup is
expected to be strong. Given the location of the subject red estate and given the physical
characteristics of the site, a residential use of the site is most appropriate.
  -
