5_�M STAFF COMMENTS: <br />�. I The property (6 multi-tenant lots/structures} located at 2974 — 2982 Cleveland Avenue is <br />zoned �-1, Light Industrial and is guided through the Comprehensive �'Ian as BP, <br />Business Park and the 2001 Twin Lakes Master Plan. <br />�, 4 Motor vehicle dealerships are permitted through the CONDITIONAL USE PERMIT <br />process within the Z-1, Light Industrial zoning district. However, because the proposed <br />use of the site is for a temporary duration, not to exceed 13 months, the Planning Staff <br />has determined that an INTERIM USE PERMIT is inasi applicable. <br />��. � Access to the site is provided from Cleveland Avenue. The inclusion of an auto service <br />_ facility within one of the multi-tenant spaces will not dramatically increase nor impact the <br />- flow of vehicles on Cleveland Avenue or those vehicles �ntcringlexiYing the subj ect site. <br />��.� The applicant is interested in establishing up to 11 service bays inside the available tenant <br />space at 2980 Cleveland Avenue, where access will be provided from the rear dock area. <br />Service representatives will shuttle vehicles from the existing site to the temporary site to <br />eliminate customer conflicts. <br />�. � Current parking of vehicles occurs at the front (north and south of access drive) and rear <br />(adjacent dock bay) of the building. It is anticipated that employees will park north of the <br />service drive and that shuttled vehicles will either be within structure at a service bay or <br />parked in the rear or in the front of the building as they await service. The temporary <br />parking of vehicles within designated parking areas will have not impact on the parking <br />needs of the remaining tenants within the structure. <br />�[� The proposed INTERIM USE of the property for temporary auto serviceirepair will not <br />have an adverse impact on the market value of contiguous properties. <br />�.�? The proposed INTERIM USE of the property for temporary auto servicelxepair will not <br />have an impact on parks, streets, andlor other public facilities. <br />�.� The proposed INTERIM USE of the property for temporary auto serviceirepair will not <br />have an adverse impact on the general public health, safety, and welfare. <br />�i-� STAFF RECOMMENDATION: <br />��.
