The Greenhouse Village Properties proposal includes underground parking for the senior <br />cooperative and individual garages for the town homes. Reduced on-site parking demand <br />is anticipated with the senior cooperative (1.5 spaces per unit), while the town homes will <br />share parking to reduce impervious coverage and improve the character of the <br />development. <br />� Irnpacts on adjoiningsingle farnily a�eas should be lirnited by inc�eased <br />side ya�d setbacks and landscaping; f�ont and �ea� sepa�ation by st�eets, <br />cornrne�cial o� indust�ial developrnent; o� pa�ks and open space. <br />Setbacks are consistent with similar developments and attempt to provide design flexibility, <br />adequate separation from adjacent residential and adequate space for landscape screening <br />and enhancement where necessary and appropriate. The senior cooperative structure is <br />designed and placed on the parcel in such a manner to have a limiting impact of the <br />adjacent residential to the north across Dionne Street and the single family homes to the <br />east. Likewise the proposed town homes have been placed 20 feet from the east property <br />line, where 5 to 10 feet is common on side yards. <br />� Highe� density developrnent should be �equi�ed to include such <br />irnp�overnents as rnason�y exte�io�, highe� window and wall insulation <br />packages, unde�g�ound pa�king, rno�e usable open space than no�rnally <br />�equi�ed, po�ches, landscaping, unde�g�ound pa�king, and arnenities <br />packages within each unit. <br />The Greenhouse Village Properties design (by award winning senior building architect <br />ESG) will include high quality materials on both the senior cooperative and the town <br />homes. Specifically, the town homes will be a"craftsman" design, with stone and durable <br />cement board lap and shake siding. Asphalt shingles are proposed for roofing and the <br />soffit and fascia will be protected by a maintenance free material. The town homes are to <br />be designed and finished to compliment the senior cooperative. The cooperative will <br />include stone, durable cement fiber board lap siding, shakes and trim, aluminum or vinyl <br />windows and doors. Decks will be provided for a number of the units, but no all units. <br />h� Building design standa�ds should be used which cont�ibute to <br />neighbo�hood openness, cornrnunication, and inte�action. <br />The Greenhouse Village Properties proposal is designed to provide its residents internal <br />openness, communication and interaction, while also inviting interaction and <br />communication with the neighboring residential properties. <br />i� Design and pe�fo�rnance standa�ds should p�ovide adequate height and <br />setback cornbinationsfo� situations whe�e talle� multi family units a�e <br />p�oposed as infill p�ojects adjacent to single farnily a�eas.
