The Greenhouse Village Properties proposal is a multi-story (3), high density (20 <br />units/acre) project with 7 town homes. The four-story, 127 unit, Roseville Senior <br />Apartments are located to the west, for which the mass of the cooperative structure is well <br />suited. The single family homes that lie to the east are located at least 15Q+ feet from the <br />cooperative structure. The 2-1/� story town homes are to be located next to and across the <br />street from single and two story single family homes. The proposed design will be of a <br />similar height to the homes directly to the east and the parcel will include increased <br />setbacks. <br />9. Require fair housing practices. Disperse types and scale of housing units within <br />the City for all ages, in all stages of the life cycle. Discourage high concentrations <br />of low and modest cost housing in any portion or neighborhood. <br />�� Consider senior housing in areas with nearby amenities such as shopping, <br />medical, community and church facilities, and volunteer programs. <br />The Greenhouse Village Properties proposal is designed for seniors (55+) (some of whom <br />will probably be from the surrounding neighborhood) seeking a very specific maintenance <br />free ownership option. Likewise, the town homes will cater to a specific owner seeking <br />maintenance free living that may have children. Parks, shopping, churches are all in close <br />proximity to the site. <br />6.2 The following is the Demographic Profile for this neighborhood — Planning District 14, <br />an area stretching from Lexington to Dale and from Larpentuer to County Road B.: <br />■ Total population - 2,'715 <br />■ Renter occupied units — 347 <br />■ 16 acres (2%) of multiple family, 486 units (18% of total units) <br />• 42 townhome units, 321 apartments and no condominiums <br />■ 356 acres (45%) of single family detached, 2,229 units (82% of total units) <br />� 102 acres (13%) parlc & open space <br />� 2000 estimated median income $60,901, single family ($71,277), multi family <br />($35,925) <br />F 2.2 persons per household <br />� 74% of the households have no children <br />� 26% of households wlchildren under age 18 — young children decreased by 3% <br />whereas older children (10-17) have increased by 10% (trends 1990-2000) <br />F 14% of head of households are between the ages of 55 and 64, while 33% are over <br />the age of 65. <br />63 Increase in Property Tax: The proposed town home and condominium development <br />will provide an increase in the property taxes.
