�. At the time a court deposit is required, the Redeveloper will <br />advance an amount equal to 130% of the estimated total <br />acquisition costs, less the Redeveloper's initial deposit. Transfer <br />of the parcel to the Redeveloper will be scheduled promptly after <br />acquisition of the parcel. At the closing, the Redeveloper either <br />shall pay the condemnation costs, if any, incur�-ed beyond the sums <br />previously deposited by the Redeveloper or shall receive a refund <br />if the final total acquisition costs are less than the Redeveloper's <br />deposits. <br />d. Interest on any deposit will accrue to the benefit of the <br />Redeveloper. <br />Relocation of Tenants: The City shall reimburse for the relocation services and benefits <br />for all tenants of the Redevelopment Property in accordance with <br />the requirements of Minnesota Statutes. The Redeveloper will <br />reimburse the City for all reasonable costs and expenses related <br />thereto for tenant relocation. The Redeveloper may, in lieu of <br />reimbursement for such services and benefits for a tenant, provide <br />a written waiver by that tenant. Such waiver must be in a form <br />acceptable to the City. The Redeveloper shall indemnify the City <br />for any relocation liabilities arising under applicable law with <br />respect to any portion of the RedevelopmentProperty. <br />Environmental Costs: The Redeveloper shall pay for all environmental remediation and <br />site preparation, required to comply with MPCA standards. In the <br />event environmental remediation is required, the City will <br />diligently pursue any eligible programs for reimbursement to <br />Redeveloper of such costs and consider the use of existing state or <br />US EPA environmental cleanup funds. <br />Business Subsidy Act: The Redeveloper shall set wage and job goals in connection with <br />the Business Subsidy Act, if applicable. If such goals are not <br />required by the Act, the Redeveloper agrees to comply with any <br />additional or other reporting requirements of the Business Subsidy <br />Act that may nonetheless be applicable to the redevelopment <br />proj ect. <br />Infrastructure: Where the Redeveloper agrees to install public infrastructure, the <br />infrastructure shall be designed and installed in accordance with <br />city plans and city, county and state specifications. <br />Public Streets, Traffic <br />Signals and Twin <br />Lakes Parlcway: <br />The Redeveloper will, in accordance with City approved <br />specifications, plat, dedicate and construct the Twin Lakes <br />Parkway, with required traffic signals, as the main thoroughfare, in <br />accordance with State aid standards, on the Redevelopment <br />
