The street light design must be approved as part of the PUD <br />process and must meet City standards for street lighting. <br />Signage: Coordinated Development Property signage is the responsibility of <br />the Redeveloper. Design and placement must be approved as part <br />of the PUD process. Individual building signage permits must be <br />applied for at a time prior to occupancy of the building. <br />Affiliates: The Redeveloper identified herein (Roseville Properties) may <br />delegate to .one or more affiliates various components of the <br />Redevelopment Project so that a separate entity may be formed to <br />redevelop the Commercial component and a separate entity may be <br />formed to develop the Housing component. So long as such <br />affiliated entities are controlled by Daniel P. Cornmers, the City <br />will consent to any such delegation, assignment or transfer. <br />Site Storm Water: Site runoff and storage due to the added impervious surface of the <br />development must be constructed anc�/or installed by the <br />Redeveloper. As approved by the Rice Creek Watershed District, <br />innovative methods such as rain gardens, T-ceptors, temporary <br />ponding within and under parking areas and on the roof, etc. <br />should be considered. <br />Approvals are required by the Rice Creek Watershed District and <br />the City Engineering Department. The City of Roseville is only <br />responsible for assuring that the existing regional pond that was <br />constructed in 1996-1997 and assessed to the property within the <br />Twin Lakes Business Park is available for storm water generated <br />by the Development Property per the Rice Creek Watershed <br />District standards at the time of its construction. Additional and <br />more stringent standards required by Rice Creek Watershed since <br />the construction of the regional pond are the responsibility of the <br />Redeveloper. <br />All innovative efforts should be addressed to provide the <br />maximum green space a�nd/or use of water retention ponding as an <br />amenity. Aeration of ponding with fountains is encouraged. A <br />fenced water retention pond will not be acceptable. <br />Emergency Access: To the extent feasible the Redeveloper will, on terms acceptable to <br />the City, maintain emergency vehicle access during all demolition <br />and construction periods including road construction. The access <br />way will be located at C2, Prior and Arthur Street and potentially <br />other streets within the Redevelopment Property. The Redeveloper <br />will provide reasonable notice when such access will be <br />unavailable for short periods of time and, and will (subject to <br />unavoidable delays) limit such periods to no more than 30 days. <br />f <br />
