�) <br />• Identify a11 real property that must be acquired to undertake atad <br />complete the Redevelopment, including preliminary appraisals and <br />relocation costs for representative parcels in the initial phases of the <br />Redevelopment. <br />• In coordination with the City, prepare a�xeliininaiy financial feasibility <br />analysis identifying costs and sources of revenue, including tax <br />increment and other potential sources of public assistance, to d�t�nnii�e <br />the necessary public investment in the Redevelopment, assuming the <br />City Council sha11 have approved ti1� Redevelopment Area ic�erzti�iect <br />for the Phase I of the Redevelopment, and the City and Redeveloper <br />have �greed in principle on a strategy to close the gap in �inancing the <br />Redevelopment. <br />If a11 of the above actions have not been completed by September 30, 2004, <br />either the City or the Redeveloper may termiraate this Agreement by written <br />notice to the other, in which event this Agreement shall become nu11 and void <br />and of no further force or effect as of the date of such written Termination. <br />By December 31,2004: <br />• Submit to the City a preliminary site plan for the Redevelopment <br />showing the size, nature and location of the proposed minimum <br />improvements, including parking, landscaping and other exterior <br />improvements. <br />• Complete or �inalize necessary feasibility, marketing and financial <br />analyses, including the timing and phasing of the proposed <br />Redevelopment, preliminarypro fqrmas and 1ikely revenue sources for <br />the initial phases. <br />• Review and comment upon the adequacy of existing ordinances, <br />inclt�dialg zoning ordinances, to facilitate the Redevelopment. <br />. Ascertain what approvals ��ill be required from governmental agencies <br />for t�le Redevelopment. <br />. Investigate adequacy of utilities and streets and identify required <br />infrastructure changes; a�s� review existing transportation plan to <br />detenni�e adequacy. <br />_� • Review existing ez�vi�or�r�etxtai reports and detennine if additional <br />environmental investigation is necessaiy. <br />� <br />� <br />
